这几周悉尼狂下大暴雨,2周前的大暴雨就发现家里漏雨,通知物业,给我发了一个告知书,然后就是无尽的等待(从此鸟无音信),这个周末又是大暴雨,还是一样的问题,眼看家里新铺的地板被雨淋,而且家具也有损坏的风险,请各位大神出出主意,到底有没有办法可以约束物业呢?
而且可气的是物业费又收的超级贵

如果不是公共部分需要自己修
你可以通过物业报保险,然后出个excess,一般修屋顶和天花板的excess是1000

地板的话如果有content insurance会赔,否则也没办法

你家里东西物业不会管的也不会心疼 他们只会告诉你买content insurance
以前我的物业 不是APT 自己独立房子屋顶有渗水 那些物业说了n次没人管 后来认识的人有梯子他爬上去把瓦归回原位 5分钟自己解决 -_-

我是更火大, 吃亏没办法。 开物业大会, 问业主们还有什么事情吗, 我说我家厨房的水池下水比较慢, 死老头--那个物业经理说好, 我马上让人来看, 果真, 马上又问我在不在家, 恨不能立马上我家来, 其实这个就应该小心了。 可怜我还心里给赞想想他们速度倒是快, 不料来人是个看着就不懂的什么屁小孩, 耳朵全是洞, 纹身, 看不过眼, 算了,干活好点就算了。
结果是他开了一会热水, 告诉我没有问题, 怎么可能呢, 好吧, 他电话他师傅 ,叽里咕噜说了一会, 给我结论: 走了,没有问题。 第二周, 账单来了, 170!!!FXXXK, 我真的要骂物业了, 狗娘养的

Strata only manage the common property, so be careful to specify what is common area? otherwise, you have to pay the bill.

是waterproof出问题了,物业承认是物业修的,也发了报修单,一个水管工过来看了看,就从此没下文了,足足一周一点都没消息,这该怎么处置呢

找政府管理机构比如NSW FAIR TRADING,lodge a complaint防止OC无休止的拖下去

我觉得踢了strata比找fair trading更管用,但我在想怎么踢呢,业委会会同意吗,担心业委会被物业收买了,fair trading就算管,到最后也没法在法律上制约物业,是嘛?

The issues that you have raised in your correspondence are matters that may only be dealt with by the owners corporation as they have the principal responsibility for the overall management of their scheme. This includes responsibility for the upkeep and maintenance of common property, approval of its budgets, setting levies and approving works.
You may submit a request to the executive committee for consideration. If you believe that the scheme is not acting in the interest or benefit of all the owners you may request your concerns be listed as an agenda item at the next general meeting. If the matter remains unresolved you may seek mediation.
Fair Trading provides a Strata mediation service through its Mediation Services Unit.
Many disputes can be resolved through mediation a structured negotiation process in which a neutral and independent mediator assists parties in dispute to achieve resolution.
Any agreement reached at the end of mediation is binding for those involved. The agreement may be made into an enforceable order by an Adjudicator in certain circumstances. More information about mediation and details of what is involved can be found in the Strata and community mediation fact sheet (please see attached).
