The reason you can 抵税 is because the ATO will expect you will declare your rental income as your assessable income. In the mean time you incur expenses for the purpose of producing assessable rental income. So your parents need to pay rent to you.
One more point is that how much rent they are going to pay. It cannot be too low. The ATO is really looking at the market value; in other words how much you will charge another person you don't know for rent. If you did not charge the market value, then the anti-avoidence rule could kick in. So you really need to think through before you do it. If you are not confident, you can consult with accountants or registered tax agents. Good luck!

It depends on how old your parents are. If they are too old it may be possible that the bank will not loan to them any money.
Let's face it, normal loans will be around 30 years. Say if your parents are in their 60s. Then after 30 years they are around 90 years old. Do they still pay back home loan around that age assuming they are not working? So based on that, the bank may refuse to loan money to them. I know it sounds like age discrimination. But the end of the day, Bank is not Church and it needs to make profit. But I think you do need to check with the bank whether they are willing to lend money.
