楼主新房东一枚,上周收到中介邮件说从明年开始gas/electricity safty check要become law, 两年一次,价格还不便宜。请问有足友了解的吗?google了一下,ms现在还是draft law,这事儿确定了吗?
What you need to know
Safety & compliance obligations are set to significantly increase for Victorian landlords when the changes to the Residential Tenancy Act 1997 (Vic) become law on or before March 29, 2021. For the first time, the proposed Regulations make it mandatory for landlords to ensure their properties have:
Smoke Alarm safety checks at least once every 12 months;
Gas & electrical safety checks of all appliances, installations & fittings at least every 2 years; and
Detailed records of all safety checks retained and reports made available to tenants on request.
We have engaged Detector Inspector, the only provider offering a complete solution for these legislated requirements, to offer their services to all rental properties under our management, including yours.
Detector Inspector’s Safer Home Package bundles these services into one low, fixed annual fee that covers all your smoke alarm, gas and electrical compliance needs for just $379.80 (+GST) per property per year. (Note: the fixed annual fee may be reduced to $323.10 (+GST) where your property has only one gas appliance).
Key benefits of the Safer Home Package include*:
Preferred Pricing – 10% discount on the price of the individual services. (Note: only applicable where smoke alarm, gas and electrical services are included)
Predictable Payments – Following an Initial Compliance Service (see below), the same low annual recurring fee each year keeps you covered
Less Hassle – service inclusions, including free callouts, rectification and parts for common faults, reduce outlays and having a single provider means less need to enter properties each year reducing tenant dissatisfaction
What you need to do
In order to qualify for the Safer Home Package, your property must first complete an Initial Compliance Service - a comprehensive check of your smoke alarms and gas and electrical appliances, installations and fittings - to certify that your property meets the Residential Tenancies Act safety requirements.
As we move closer to the deadline, we are concerned that the demand across 600,000+ Victorian rental properties to meet the legislated obligations will significantly outstrip the available capacity.
Detector Inspector has offered a limited time, discounted price for clients who commit to the Initial Compliance Service as follows;
Initial Compliance Service fee of $678.60 (+GST). (Note: To engage Detector Inspector for these services individually would cost in excess of $750 (plus GST));
Included in this fee is:
the first 12 months subscription to the Safer Homes Package (valued at up to $379.80 (+GST));
free quotes for any further work required to achieve compliance, including a best price guarantee on any new appliance offered; and
free callouts for any further work carried out by Detector Inspector.
