几个月前因为原中介退休,不再经营,所以换了另一家中介管理房子。现在中介的一些做法和之前的不一样,想了解一下大家的中介都是怎样的。有几点我想了解一下:
1. 之前的中介,如果租客有什么要求或维修的,都会转租客的邮件给我,新的中介都没有,就算我让他转,他也不转,维修也比较多。中介是否必须把租客要求维修的email转发给房东?
2. 我的房子出租时间较长了,房子是house,整租的,之前都是一个水表的,现在新的中介说必须装新的水表,把房东和租客的水份分开,说是法律要求,这是忽悠我,还是确实如此呢?
3. 最近中介说有几根钥匙不见了,要配几根钥匙,要我付费,这合理吗?

1, 没邮件。有没有邮件,中介也不会拿这个忽悠你。
3, 没几个钱儿,是我就配了。问一下,当时交接时候是几把,没错啊,我今天配了,配完是几把,麻烦你回信确认+妥善保管。

明白,只是现在的中介和之前的中介做法不一致,所以有疑惑。房子是1986年建的,比较旧,出租时间也比较长,东西坏了不免需要维修,之前的中介1个月也没多少维修,这个中介接手后,维修的邮件几乎是家常便饭,让我烦不胜烦。

For a landlord to be able to pass on water usage charges to the tenant, the residential property must be separately metered, meet the water efficiency measures, and the charges must not exceed the amount payable by the landlord (according to the water supplier’s bill or other evidence).
The changes provide additional water efficiency measures, including that all taps and toilets on the property need to be checked at the start of a tenancy so that any leaks are fixed. Taps and toilets must also be checked whenever any other water efficiency measures are installed, repaired or upgraded and any leaks fixed. This requirement applies for all new tenants entering into a tenancy agreement.

好像也不是重新装水表,因为之前出租从来没有过这种做法,所以我也搞不明白,他们到底弄了什么

这个是对的。如果要想让租客付水的使用费,所有龙头淋浴都必须符合节水标准。否则房东就得全包。
