I am interested to put on an offer for a house which has been passed in 3 months ago.
The location is the eastern suburb of Melbourne.
apparently the vendor is keen to sell after 4 months waiting. and they have reduced the price and lowered their expectation.
now the agent told me the price range is 1.3 to 1.4
According to what you think about the market, what will be the reasonable offer?

A bit hard to discuss without further information about the number of bedrooms/ location/ condition of the house. A range serves only that, an expectation of the vendor, and you are by no means required to make an offer within that range, especially if the property has not been sold despite being on the market for that long. 我們去年買的房子就是pass in以後出價然後成交的,樓上說的對最後賣不賣還是賣家肯不肯接受你出的價格而已,和auction到多少沒有直接關係。
現在這個行情,他們房子放了幾個月沒賣掉,可以考慮出個你覺得合適的最低價。

要是有人出价1.1最后pass in,肯定是因为不到房主心理价位,如果最后卖了1.0 不是房主自己打自己脸么?

我跟你说reasonable price是50万。 问题是人家房东不卖啊。 所以你还是需要和房东讨价还价。你得先通过和中介多聊天来得到房东的心理价位(多聊聊,或许会有意外信息),然后你在房东心理价位的地方开始讨价还价。这一切的前提是没有别人跟你抢房子。
