北区买不起了,想看看Marsfield和North Ryde这两个区,最好能走到火车站的。对这两个区是两眼一抹黑,一点都不了解。
在卖的房子不多,能走到Macquarie University和Macquarie park的房子几乎全是全新的Duplex,能走到North Ryde火车站选择多一些。

后两个是主路,但价格也不会便宜。Epping Rd那个也许可能rezone

两个区都是真正的北区northern district 。高大上的都是北岸 north shore 。
marsfield和north Ryde 交接处,Kent rd上有专门的shared path专供步行和自行车使用的水泥小路直通Macquarie shopping centre ,15mins左右的步行即可,没有红绿灯.

后面两个是主路肯定很吵。第一个后面隔着一个公园也靠近epping road。相比较那两个好很多。自住的话如果只说这三个,那我肯定选第一个。 如果说投资,epping road上那家也许有机会rezone。

第一个房间太少,中间那间太小绝对没法住,楼主人多就别考虑了。最好再实地看看,后面网球场有很多幼儿课程,还开到10点,可能会吵。后面两个房子近主路也有噪音问题,相对第二个可能好点。要我说这三个都没法立刻入住,大概都要弄点什么(隔音之类),楼主还是再看看吧。

为什么不早点买呢,去年12月Auction 都卖不出去,去年才120多万,方方正正的地600平。

如果砖房静街方正,去年年底130/140万有的,120万是有伤的。不过的确,去年年底是个大回调,今年上半年又恢复150/160万旧房的节奏了,下半年到170/180万了

不是每个房子都能买的,买房要看机会,不是看的房子多就买得好,关键看长远的眼光和对市场及区域的了解,果断出手。

别侥幸,一分钱一分货,550-600 平,我说的就是这个range,600平的都150以上了。575平就算地价126万就已经不错了。

目前市场很多R4的SITE和 Corner的符合580以上20 Frontage的地,并没有卖出应有的价值,只是大多数人不知道。
上个月西北区有个R4 townouse 去年每家150万以上开发商收购,价低都不卖,上个月有一家当普通touwnhouse卖了85万5。
今年如果卖,看看可以赚多少。
