房子很喜欢。问题是building inspection report 显示:
shower condition : good
The sealant has been used in the hall bath shower recess.
The use of sealant can often be a sign of the shower that has leaked. If sealant is removed or deteriorated, further test will need to be made to check for leaks. If leaks do occur further water proofing repairs will be required.
目前也不知道为什么漏,里边的水管 ,防水层 或者只是瓷砖缝。 大家给点意见,很苦恼。如果前两种岂不是要拆墙查漏 或者去瓷砖重新铺防水层,也不知道最坏的可能修理费多少,这个房还该买吗?现在该咋办? 谢谢大家。

如果是我, 那么喜欢这套房子, 我会买. 只要不是结构问题,或者屋顶漏就可以. 当然只是我个人想法哦

万一墙里水管漏水 我也得哭晕。不知道这种情况能不能再找更专业去检查一次? plumbers算是相关专业人士吗?

漏水的问题都不好搞,费用都不会少。自己衡量有没有喜欢到不顾一切的程度

报告中没有提及有即时的问题噢..
拆去瓷砖重新铺防水层,大概$1000 到$1300, 不是甚么天大的事情。喜欢房子就买下吧。

half is correct: LZ may need to so some renovation for the leaking. It may cost you 5K-10K .
If you like it, just take it. Old houses always have some problems, no one is perfect.

Actually did we all make a mistake ? There's no such mention of words "shower leak" from the paragraph. The line "The use of sealant can often be a sign of the shower that has leaked..." is just a normal pre-caution statement made by the inspector for you to make aware of.
Usually building inspection reports tend to highlight some potential issues for you to pay attention to (which is a good thing). Not necessarily, in this case, there're actual signs of shower leak beside the usage of sealants.
LZ - just treat it as "no problem" for now. I think there's not much point to extend this discussion further.

I would assume there's no visible water damage to the wall adjacent to the shower, otherwise it would have been mentioned in the report already. If water penetration is evident, most of the time it only requires (1) Repairs to waterproofing layer to the shower recess (which I highlighted above), and (2) Repairs to the adjacent wall which include scraping off the drumming render and paint layers, re-rendering and repainting. This would not involve a huge cost. Moreover this is purely cosmetic and the repair is optional.

确实只是一种估计,胶水主要是在墙和地板连接的地方,inspecter 也说了,最近新装修的房子 很多 builder 采取这种方法。也问了 房东,说从来没有漏过,选择相信他了。
