看中的房子是house, torrens title, 有一定点点community的设施. 今天拿到contract了,自己随便翻了一下,发现有好多easement,不知道这个硬不影响买房,好像都是有关排污水的。律师说有的房子有一个easement人家都不买,这个怎么会有则么多。哪位高手帮忙看看,给我分析分析:

那一片都是人家自己买的地建房, 普片房子很新,不到10年新,难道是没次有人建房的时候都会挖自己家的水管所以才会有接2连3的easement? 费解!大家快来帮我看看吧。

easement 和自己家的小水管可是两回事阿。
没图不知道是怎么分布的,但首先,那个房子没可能是建在easement上面的,顶多从花园穿过,或者在Drive way下面。

10米宽的EASEMENT???
好象从来没听说过呢。
EASEMENT有时候是避免不了,因为家家户户都要通下水啊,是不是?不在你家就在我家。如果在合理范围内的EASEMENT,大部分买家还是可以接受的。
但是EASEMENT 会影响土地的使用。比如你不能在EASEMENT上面建造东西,比如车库啊,DRIVEWAY啊,因为万一EASEMENT有问题要维修,政府是有权利把建在EASEMENT上面的建筑物推翻或者撬开的。
所以说即使是EASEMENT也要看面积,和位置的,如果有条EASEMENT在后院靠篱笆的位置,那就无所谓啦,最多不在上面种树嘛。但是如果在屋子前面或别的地方就要注意了。
就LZ这个情况,这个房子的土地利用率太差了。根本不值得买,以后卖也是问题,赶快放弃吧。

你先确认好这些easement所对应的土地是你自己Deposited Plan名下的那块,还是Community Plan的,DP1018885是哪的个的plan?

I'm reading the contract whole night last night, I thought maybe it's community's easement, because there is nothing mentioned on the lot I want to buy, but I'm still worry about it because 10 meters wide could be reach to the underground of each house.
Anyway I will wait my solicitor's advise. Fingers crossed !

EASEMENT不能建东西,等于那些地就废了
如果你自己在上面搞东西,弄坏了他们的管道,还要赔钱

要看虚线有没有经过你的地
如果你的地上没有线的话,那就不是你家的EASEMENT,是这个大地的,跟你无关~

Agent just called me said the easement is in the front yard. Will that be a matter if it's ture.

I checked with my OZ workmate, she said front yard is better than the back yard, cuz normally people won't build anything in the front yard, and it's quite reasonable to set up a pipe under the front yard because every house need pipes. It's common.

看了图怎么觉得好象问题不大。似乎只有前面一条大管子。其他的都是连接家里的管子,都是必需的。
前yard基本上你不能建东西,所以前面有管子问题不大。
个人意见,仅供参考。

不能说是won't了,house离路边要有多远,council有严格规定,一定要留空一段距离,看你的图,前面应该没多大空间了,想建也不能建

you right, it can't build anything. The community is managed so nice and everyone's front lawn is tidy. There is a fine street in the front and there are many big houses built both side of the street.
Hope it's not a significant matter as I really like this house.

The current house is big enough for us, and the neighborhood got big houses already so it's unnecessary for extension.
