有些 builder 签 contract 后,一定要一年內(or within certain period) build, 否则要加,extra cost 的。
你的 extra cost 是每遲一個月 build, 就要多付 $950 per month。

意思是:签约后有90天的报价有效期, 此后,总报价会每月增加980元,是吗?

应该是quote 的价90天有效,签了合同可以hold 一年,超过一年原来的合同价就会按每月加价

我们没有签合同 只签了一个PWA 一个agreement.

我们前年签了PWA 交了近3万刀就是为了锁定价格,是builder的老板叫我们签了交钱,说以后涨价我们还是原价。HIA合同没有签,这块地去年10月才settlement

Preparatory Work Agreement (PWA) 是一個 initial cost estimation contract,
而你周五签的是 final building contract.
Builder 有权加 extra cost in your final contract due to certain situation, 而你也有权不签!!!
你何时签那个 agreement? Builder 也要 protect 他们自己的。
你不可能今天签 agreement,但数年后才 build 而介錢不变。

Signing the building contract
Once preliminary house plans have been drawn up, you and your home builder enter into what’s known as a Preparatory Work Agreement (PWA). Essentially a cost estimation based on your proposed house plan, it differs from a contract to build—that comes later. The purpose of the PWA is to give you a reasonable idea of the cost to build your home. Read it carefully and seek independent advice before signing. Whilst there is a fee for undertaking preparatory work, you’re not under any obligation to sign a contract to build at a later date.
Before I go further into the following steps, I’d like to mention a warning regarding PWA estimates. While a conscientious home builder would do their very best to make this figure accurate, it’s worth remembering that until a building contract is signed, it’s extremely difficult for the former to foresee and cost in everything needed during construction. The PWA estimate is just that—an estimate. Give yourself some financial “room to move” so you can cover unexpected developments. If you have any questions or concerns regarding its terms, discuss them with your builder at the earliest opportunity. Once your financial approval is cleared, you’ll be in a position to sign a contract to build with your home builder.
Furthermore, even at the point of signing, your home builder may still include some estimates or provisional sums in the final contract. For instance, heavy rains might make dirt inroads leading to your block impassable, meaning you may need to pay extra to have a heavy-duty access track laid down for the delivery trucks. Your block might be concealing a shallow rock bed, thereby requiring excavation and special equipment teams to carve out a space for your foundation.
At this point, your home is at the “Contract Signed” stage. Normally, your home builder claims a deposit at this point. Often, it is around 5 per cent of your total building contract. You may have to initially pay it out of your own savings, as many financial institutions only release construction loans after council approvals are in place.

其实我觉得Builder就是变相要钱,之前的sales也送了一些免费upgrade给我们,builder也是想方设法把这些钱收回来。这些收费我觉得没法和builder争,我partner很生气,他看漏了这个收费,也相信builder说会email我们确认签字以后可以再修改,因为kitchen upgrade申请三周了还没有给quote,但是builder在电话里说了却没有发信过来,我partner还是叫我签了发给builder,他自己什么滋味我可以理解,他要我去打听为什么会有这样子的收费?因为问buikder,他们肯定有大把借口的。

其實,这费用是 quite common 的,很多大的 volume builder 也要 charge 这个。
但 3 months 好像比較 short, 半年或九个月比較 common

收了12个月的 validity update cost,每个月950刀

我意思你 builder 只給 3 months Price Freeze Guarantee 比較短...,
很多大的 volume builder 通常給 half a year Price Freeze Guarantee 。
Burbank 就比較多---> 12 Months Price Freeze Guarantee。
P.S. 其實,很多volume builder 每半年都漲介一次的。試过之前去 Metricon 问过quote,一年后再问 quote, 貴了 $20000。

我partner很冲动,一生气就头脑发热,说不要盖房啊,要去找fair trading. 我想去和builder说说,可以不可以把这笔费用减半,对给我们6个月的extension,就是你说的price freeze guarantee

没办法builder就是这样,高级点找设计师和builder对着干就好点,但是设计师还要收钱

找 fair trading 也没用... 因为 builder 又没有騙你而这费用是合法的。 你有权不和 builder 签。
Do you have another builder that you can build with? 如果有,就找另外一个 builder。
如果没有, 就只好和 builder说他们之前 promised 了Price Freeze Guarantee,看看他们怎 reply...

其實,你的 builder 应该也说明他们何时会 complete building your house.
如果你的 builder 不能準时完成, 他们也要 pay penalty 給你的。
之前看过一些 forum, 有个 local 的 builder 要付 penalty because his builder could not complete his house on time.
The funny thing was that his builder 只算 working days, 把所有 public holidays 都扣除。 之后怎样我也没 follow 了。
