假设银行A批准了top up loan , 然后如果买投资房, 申请80% 贷款从银行B, 其他的钱从银行A的loan里出。
想问的是: 买房的其他费用, 比如stamp duty, building and pest inspection fee, depreciation report fee, legal fee, 等等, 我能不能也从银行A的loan里面出, 从而这一部分费用的利息可以报税?
这样可行吗? 我知道有些105%贷款就是 房价+stamp duty, 但是是一个loan, 我现在是2个loan, 所以有疑惑。

我只知道在同一家银行。可以把你那个B 贷到105%。目前我就是这个情况。 你的情况还真不一样,B你只贷款80%。剩下的那些杂费的利息,你需要自己计算。不清楚你是什么情况,贷款在一家银行不但利率低,而且好操作啊。直接就给你办成105%的贷款。

You can claim the interest charged on the loan you used to:
purchase a rental property
purchase a depreciating asset for the rental property (for example, to purchase an air conditioner for the rental property)
make repairs to the rental property (for example, roof repairs due to storm damage)
finance renovations on the rental property, which is currently rented out, or which you intend to rent out (for example, to add a deck to the rear of the rental property)
purchase land on which to build a rental property.
You can also claim interest you have pre-paid up to 12 months in advance.

Borrowing to pay investment expenses can be deductible. This includes capital expeses such as stamp duty

It doesn't matter where you deposit a tax refund in terms of deductibility of interest. But best to put all share cash into an offset account attached to the non deductible home loan.
