卖了一栋投资房,增值:70000.
卖了亏损的基金, 亏损:40000.
以上都超过12个月。
CGT计算:
1) 投资房增值算50%, 70000/2= 35000 增值
基金亏40000,实际本年投资增值:-5000, 不用交CGT。
2)投资房增值 70000 - 40000 (基金亏损),本年增值30000, 50% discount后,30000/2=15000 增值,15000要交CGT。
以上方法1 和2 哪个正确?

It forms part of your income tax and is not considered a separate tax ...
You have to figure out taxable capital gain from your Asset and related amount from your invested funding.
According to your situation,
Your capital gain 70000 from your investment property is acceptable if you calculated your cost base, capital proceeds, reduced cost base and indexed cost base properly.
Your distribution from managed fund will be taxed regarding to statement of the managed fund.
Please check ATO Website:
'This statement should show which method the fund has used to calculate the gain; the indexation, discount or ‘other’ method. You must use the same methods as the fund to calculate your capital gain.'
