我4年前买过apartment, 一直是自住。
8月settle 新房,准备搬过去,旧房就变成investment。 已经跟银行搞好了refinance。
问题来了,若干年后我卖这个apartment 怎么算CGT?
是我卖出的价格减去买进的价格*50% 要付CGT?还是我把它做investment 的时候应该估价一下,然后卖出的价格减掉我新估的价值?
要注意些什么?我不是太清楚怎么算。

忘记在某处看到,似乎6年之内卖掉就不用付一点CGT。。

同时拥有两处或者两处以上房产超过6个月,其中有一个就要是投资房了,我们时间没算好,卖房买的不够快,最后是按照自主和投资的时间比例算的,估价应该也可以吧

What about if I move into the 2nd property, but the first one is left vacant. Is the first property still considered as investment property and requires CGT?

Refinance the pricinpal place, then treat it as rental property, the interest charges can deduct ?
