I've had a hell of a few weeks recently with some very frustrating vendors and just have to vent!! Normally I am a very calm person under pressure but have been working so hard lately and sometimes I'm just not so serene after all! Here is as good a place to have a whinge, however, as I'm sure others would have had similar experiences Just some of the things that have gone wrong include A vendor with an acreage property that's been on the market for over a year suddenly crying foul that he hasn't enough time (42 day settlement) to move his stuff out of the house and would we accept 84 days! * He moved out 14 mths ago and has about two rooms worth of stuff A vendor who increased his listing price by a further $20K after we made a very good offer ok turns out the agent has under listed the property but still more research should have been conducted!! A vendor who agreed on price then changed his mind, then agreed again, then changed his mind all of which caused myself and my client angst, unnecessary time-wasting and a selling agent whom I thought was ready to explode! A vendor who promised to have the property spick and span (they were his words) only for me to turn up to the PSI recently to find it filthy- trampled boxes, rubbish everywhere Needless to say he was less than impressed when we sought a holdback of funds for cleaning A vendor (though this may have been the agent still trying to work it out) who promised to allow prior access to show tenants but only with the selling agency's PM I found this hard to believe as I had inside information that the interstate owner wasn't happy with the PM hence one of the reasons for selling in the first place Now, to balance it out (feeling calmer now that I've vented ) some of the nicer and more cooperative vendors have included: One who not only cleaned the unit spotlessly for the PSI but left a vase of flowers and a Welcome card to my buyer- sweet! Another vendor who let my buyers in not once or twice but three times within 2 days to go back with their family to measure, post exchange The nicest elderly man I have come across who not only offered me original 1940's house plans for my buyer but came out after settlement to quot;show him the nuances of the placequot; The buyer told me he was there for about 2 hrs, going through not only the workings and appliances but all the history of the house and he really loved it I do believe they even exchanged phone numbers in case the vendor could quot;ever help with anything at allquot; And, last but not least, to the lovely vendor who offered me a cup of coffee when I came back to do a prelim check for my buyer Though he and his wife were a little sad about having to sell for less than their expectations (auction) they were unfailingly polite and helpful and they make damn good coffee Ah that feels better

That's business, Jacque All you can do is grin and bear it some days (Even Kathryn feels for your pain, not even recommending exploding devices be attached to some evidently worthy causes) I'd recommend a relaxing weekend spa trip with a good book And then, if these clowns haven't come to grips with reality by the time you return to work next week, clobber them around their heads with the book

could have been worse we could have been one of the vendors!! I think we've been reasonably good its a challenge to make a decision between 3 pretty much identical offers But it helped us that those people who we chose knew that there were other offers on the table they didnt have alot of bargaining power i have some buyer stories to balance yours We did have someone come to the door really angry that they didnt get a chance to put in a final offer (they were given the same timeframe as everyone else) and said we needed to consider their higher offer even though we'd already given a verbal agreement to someone else my hubby doesnt like feeling pushed around so it was the wrong approach to take with him! another of the people who were in the final round offers were hurt that we didnt choose them, cause they knew our neighbours and had some other links but they wanted to include a clause in the contract about asbestos testing (because of an off the cuff comment from the building inspector)and when you've got other buyers in the wind, why would you select an offer with a complication!

I know Rolf So very true in particular the vendor who under-listed After receiving multiple offers after three days on the market very close to the asking price he obviously realised the error of his ways!
