In 2001, Someone I know bought a off-plan in wolli creek for 450,000 Which is 550,000 maybe a bit more ATM.
One of my friends bought an old full brick house in Hurstville for 470,000 at the same(2002) time and the house now is worth about 1,000,000.
Another friend bought a villa in Carlton for 28W in 2002 and just sold it for 56W in 2008(about 75W-80W now).
ONe of my colleagues bought an old unit in Hurstville in 2002 for 25W and it's around 45-50W now.

house and villa is owner occupied.
unit is owner occupied at first and invesment now I think.

unit/apt good for investment, easy management and high rents return;
house good for own occupy, not good for investment, expecially considering land tax...
But I admit that house has much larger capital gain potential comparing to unit and apt...
