想再买套房,不知是买了房再卖掉目前的还是出租目前的房。因为之前的贷款是redraw而不是offset,所以已经还掉的钱不能用来抵税。出租的话大概比卖掉一年要亏损一万左右,主要是利息产生的费用。供两套问题应该不大,因为目前房子周围都在建新房,所以觉得以后房子会增值,但是也得要一年要增一万才能保本,目前房子几年好像没有增值,大家说这房是该留还是卖?房子有没可能大幅增值?

nobody knows if price will go up soon or keep slow in the long run, but it normally be better price if you hold longer

Maybe you can refinance the loan together with the new loan. Then you can claim tax.

thought about this before, but the conclusion is that if the money you have paid off is used for investment purpose, then it is deductible, otherwise can not claim no matter how you refinance the loan,but even it is ok,the annual cost is still more than 6k. so not sure if I should keep it or sell it.

I don't know what is the difference between keep it as IP and sell it to realise the profit and buy it back as IP.
6K is for you to claim tax deduction. However, the criteria for IP and RP is different, maybe your house is not a good IP. Then better sell it and buy another good IP.

沒有人能够告诉你你的房子会不会再增值。如果你的问题是说你想搬家,另买一个自住房,在税务方面来说卖了比较划算。如果只是想要买一间房子,而又不想卖现在自住的房子,那当然是继续住在现在的房子,新买的房子作投资比较好。

就是想换个自住房,卖掉目前合算点,但以后有可能又会买个投资房,这样就要多卖房的中介费和买房的印花税了,也有几万了。所以有些矛盾,不卖掉就是每年上万的成本,除非升值很多,不然好像不合算。

是很难決定。一年一万挺多的。如果是我的话应该是会先卖了。如果相信地产会起而且供的起两间房子,就会在买了自住房后再多买一个投资。中介加印花会在四至六万之间吧?大概五年后扯平?你能在五至六年内供完新的自住房吗? 如果可以的话也还可以考虑不卖?
只是我的想法,你得自己決定。
