townhouse的一楼,约20多平方的厅,上面只有顶,没有二楼房间(不是那种二楼安全覆盖一楼的那种townhouse)。
起先是天花板左边一角发现出了大拇指的黑色霉,那说明漏水了。拖拖拉拉和bodycorp交涉,最后大概率是保险不管。来了一家西人(bodycorp帮忙找的)第一次报价1600多刀。和bodycorp谈妥说他承担25%然后建筑封城外加地震了一次。之后某天发现这个厅的天花板中间和右边也有水痕了。
今天那个报价的西人本来是到屋顶量尺寸定做什么东西下周给我修屋顶要用到,我给他看了新出现的漏水痕迹,他俩又爬上去忙活半天,刚才跟我和bodycorp更新报价说他不能精确报价,估计在5-7000刀之间,plus gst。
我就只记得反复提及insufficient flashing。以下他原话
I propose to completely remove and re-configure the existing flashings that seal the lounge roof to the second level.
There is currently insufficient coverage (see photo) of the flashings.
One side has been patched before, in 2016 I believe. However, this patch is starting to come away from the wall.
It’s difficult to quote the work precisely, as more issues could arise once we remove the existing flashings and roof tiles.
I’d estimate between five and seven thousand plus GST to replace and reconfigure all flashings on the leaking roof.
Unfortunately, due to the scope and timeframe of the proposed work. We will need to wait for a clear weather forecast for at least three consecutive days, to allow us a sufficient amount of time to remove and reinstate everything.

• Remove surrounding roof tiles
• Remove insufficient flashings
• Re-flash Northeast corner to sufficiently seal roof and valley gutter, using new custom made Zinc flashings
• Reinstate all roof tiles
• Conduct any necessary re-sealing
• Clean and flush all gutters and downpipes around property

Hipage找人看看,不需要plumber,就是普通的roofer就好。5000多都够全部屋顶翻新

我们没有外面的物业,是所有9家推选一家作bodycorp经理。第一次发现的时候也是自己不着急,想着能不能自己出access,让保险公司修,但要通过他联系啊。就这么邮件一来一回,再加上好几次封城,拖到后面告诉我保险大概率是不会保的,里面天花板重新刷漆会保。
后面他自己offer说耽误我这么久,bodycorp愿意负担25%,但是发票开给bodycorp,我把75%的钱存进bodycorp。当时想着1600刀,我担1200,感觉还能承受就同意了

有一点,保险维修和strata维修的报价都比较贵,你可以以个人名义找人报价看看,最后再让strata付钱。
还有一点,你自己可以话,上去看看,哪里漏,哪里要换,否则,被宰都不知道
