买房子是人生的重大投资,谁都不想买在洪水区或者山火肆虐,偷盗频繁的地方,由于澳洲极度注重隐私很多资料在买房之前无法获得,或者要付出相当的花费从律师council等处购买,一不小心,买在洪水区 山火区,那就中招了。
有个方法,可以通过第三方那确定此类风险:保险公司,尤其是大的保险公司,有着我们常人无法触及的资源,他们的risk mapping做得当然比我们个人所能获得的资讯全面且彻底的多,站在巨人的肩上看世界:通过做一些dummy 的online quote,我们可以间接的推出要购买的物业的风险(有些保险公司会在quote里直接告诉你)。
当然挂一漏万,这只是一个思路,各位大大有什么别的方法,也欢迎交流,集思广益嘛

大家打开NRMA或者GIO或者ALLIANZ的online quote 网页,里面的资料随便填填就是
到最后NRMA 的保费是900多,GIO是1100多,基本上在正常的范围内,所以这栋房子的山火或洪灾险是比较低的。
此方法适合初选,当你选定心仪的房子,做进一步调查时,可以选择向Council付费购买Planning Certificate (Credit to :中间人)
Section 10.7(2) of the Environmental Planning and Assessment Act 1979

算出来保费差不多是上面的2倍,这可能是因为整个昆州的flood risk 比较高所致,并不是在flood zone
如果算出的保费高的离谱,那基本上肯定有问题了,要么在flood zone 要么是busfire zone 或者偷盗极为严重

保费主要跟房屋价值有关,比如房间多少都有差别

上面的例子不是真正的算保费,是通过保费的估算,获得房屋保险以外的数据。
上面的房子在做quote的时候,放的数据都是一样的,与房子本身具体数据无关。
Newcastle的那栋房子,quote部分就有消息显示 此房子处在flood zone
类似的,有些房子会显示 此房子处在bushfire zone
而这些东西 ,中介或卖家是不会告诉你的

不用,直接在各大保险公司网站做quote就是,资料可以乱填

有些房子 既不在flood zone 又不在bushfire zone ,保费却贵的离谱,那就是有可能是偷盗比较多了。

这些信息卖家不会说吗?怎么我记得以前看过一些合同,上面都是有写的。
好像是卖房的时候,卖家需要向市政厅申请一份文件,记得那份文件上有的。而且连土壤性质好不好,什么的都有写。

据我所知不会,
并且不同的保险公司都不会share 这个risk map的,这是核心的竞争力
谁算的risk越精确,保费收的越对,那么盈利自然上去了。
这就是为什么又是A保险公司保费贵得离谱,而B低很多,就是因为B的risk map里没有发现A所发现的risk factor。
作为顾客肯定就选B了,但是作为保险公司,B赔钱的几率就大一些了。

nsw的话不用费劲,全都披露在合同里里。看s10.7就可以。

看来咱们不在一个州啊,新州这边我买房看的合同里面都有写,是不是在洪水山火范围,洪水看合同没问题,但是山火我觉得但凡真要买房子,地图搜位置看交通的时候就大概知道山火情况了

S10.7 确实可以提供一些资料,如果选定了房子,那么找council order 一份,还会知道此物业更多别的情况。
但是如果是初选,每一个感兴趣的房子都order一份,有点浪费金钱还浪费时间。

我也在NSW,我忘记了上面那位仁兄提的S10.7条款
顺便说句,保险公司的risk mapping 是集合了council 的data 联邦及州政府还有第三方私营公司更重要的是自己的长期理赔数据,个人认为比S10.7 更为全面。
