看上一个小房子,中介把inspection and pest report发过来,墙体结构写的是Brick Veneer, Weatherboards,看不明白,这到底是板还是砖?我理解是板房外面加了一层砖?或者是两者混合?

Main building – roof construction: Timber Framed, Tiled, Pitched
另外报告里有几点defect,没买过house,两眼一抹黑啊,请各位大虾指点一下,这些问题严重吗?房子还能要吗?修起来贵吗?
一个是屋顶有一个屋檐角坏了
Finding: Roof tiles - Ridge tiles mortar damaged
Information: Upon inspection of the exterior roof, it was noted that damaged mortar at the ridge capping
have been damaged. Ridge tiles are the uppermost capping tile at the apex of a roof, and are
important in promoting adequate roof drainage.
Prior to secondary damage being sustained, it is important to repair any damaged mortar.
Consultation with a roofing restoration company is advised.
还有一点是浴室可能有渗水
Finding: Waterproofing
Information: The waterproofing to the shower recess was assessed by checking the walls in and around
the shower recess for varying moisture content and although a higher than normal reading
was observed, there was no significant variations across the tested area. No signs of recent
water damage were evident upon visual inspection of the surrounding walls, where
inspection was possible.
Consequently there is no conclusive evidence of any current shower recess leakage; hence
it is reasonable to assume the shower waterproofing is sound. Note that if the shower is not
used or has not been used for some time, moisture readings would not vary significantly and
hence give erroneous results. Note it is not possible under the visual inspection criteria under
which the inspection is carried out to categorically determine if there are leaks or otherwise
under all circumstances. If a more accurate assessment is required a special purpose
inspection should be requested, or continue under the assumption that the shower may leak.
再有是门廊可能给白蚁提供路径,还有房子底下有白蚁生存过的痕迹,虽然目前没有活的白蚁。最后就是提醒1990年前的房子很可能有石棉的材料,建议做个专门的石棉报告。
我们完全不清楚这种问题算是常规的?还是不太寻常的?值得因此放弃房子吗?

应该是二层的房子吧?底层是brick veneer上面是cladding, 或者局部外墙不同。没有cladding外面加砖的

平层的,那看来是不同区域外墙不同?有点奇怪,房子也不大,看起来也没有加建过。

现在好多房子都这样,外墙不是单一材料,可能有几面墙是砖墙,然后部分是CLADDING。具体的过去看看咯

钢混的最好,土豪不要犹豫,坚决上。砖、板不要讨论了。砖怕地基沉降,摊上十几万的活,很多大地破房都这么来的,一卖了之。板要每五年油漆,沉降小case。天朝李克强没住过澳洲,住过就有体会,全国房子推倒重来,该砖或板,内需马上不靠基建,人民围着房子团团钻,有闲功夫扯淡刷微信转公众号都是钢混的错,维稳根本没必要,都在忙活房子维修、维护,谁他么有空想其他的?

看墙有没有裂纹或补过的痕迹,尤其是横向的最能说明沉降问题。

澳洲上钢混,每平米土建成本5000澳元,可以造三套砖混了,地基成本更高。

啊也就是说这些问题都不是常规问题是吧?
那我们再考虑考虑,中介催着今天给offer呢

补的地方除非花大本钱敲掉重新批荡再粉刷才看不出来,其它的修修补补都是一眼就能看到的。再说补得再好第二年又会裂的,所以这里人没有会下本钱去掩盖这个问题。
