我老公是过户师,去年家里买房子时他做主买这个保险了。他的意思是买房子大头都出了,几百块的保险可以省却一些潜在的风险,还是值得的。
他说给客户都会推荐并解释益处,买不买就看客户自己怎么权衡,这个不是强制性的。
不过他上班还没回来,具体可以减少哪些方面的风险我要问问才知道。
真的考虑有必要,你自己买也行的。

Title insurance covers a range of things but the most common use is to protect a purchaser against illegal works carried out by previous owners. If the previous owners have done something without council permission than as a current owner you could get an order from the council to make something compliant - or worse you could get a demolition order. As long as it hasn't been disclosed to you that something isn't council approved, title insurance should cover you.
For example my parents bought a house with two large decks - one off the front and one off the back. They were a major reason for buying the house but they felt like they were too big to be council approved. Their conveyancer said just get title insurance and you don't have to worry - it was about $400 from memory and means if they need to change or demolish the decks it won't cost them anything.
It can also protect against some boundary issues, registration gap issues (someone lodging something on title in between settlement and registration) and so on.
It's probably less useful with strata but still protects against a previous owners doing unapproved works that may affect common property.

Settle前后都可以,这个保险应该是在你成为屋主后生效。我家是在settle的时候就买好了,我公婆家的是在他们买房后才买的。
注意买的时候还是要自己把条款过一下比较好。

老公说好像就只有两个保险公司做这个,放狗搜一下,挑个买就行了。注意里面的条款和保险范围还是要自己过目一下比较好。
