如题,房子在ringwood,mullum mullum creak附近,这种房子能买吗?另外planning overlay: slo和slo3是什么意思啊?
The Aboriginal Heritage Act 2006 (the "Act") commenced operation on 28 May 2007 and provides for the protection and management of Victoria's Aboriginal heritage with streamlined processes linked to the Victorian planning system.
One of the key features of the Act is the establishment of Cultural Heritage Management Plans and Cultural Heritage Permit processes to manage activities that may harm Aboriginal cultural heritage.
The Aboriginal Heritage Regulations 2007 give effect to the Act and came into operation on 28 May 2007. A few of the objectives of these Regulations are:
a) to specify the circumstances in which a cultural heritage management plan is required for an activity or class of activity;
b) to prescribe standards for the preparation of a cultural heritage management plan including the carrying out of assessments;
c) to prescribe fees for an application to the Secretary for advice as to whether a record exists on the Register in relation to a nominated area of land.
Registered cultural heritage places:
(1) A registered cultural heritage place is an area of cultural heritage sensitivity,
(2) Subject to subregulation (3), land within 50 metres of a registered cultural heritage place is
an area of cultural heritage sensitivity,
(3) If part of the land within 50 metres of a registered cultural heritage place has been subject to
significant ground disturbance, that part is not an area of cultural heritage sensitivity.
A cultural heritage management plan is required for an activity if:
(a) all or part of the activity area for the activity is an area of cultural heritage sensitivity; and (b) all or part of the activity is a high impact activity.
If the proposed activities fall into the following exempt activities, a cultural heritage management plan is not required:
the development of one or two dwellings
Buildings and works ancillary to a dwelling
Services to a dwelling
Alteration of buildings
Minor works
Demolition
Consolidation of land
Subdivision of existing building
Jetties associated with one dwelling
Development of the Sea-bed
Emergency works
A landowner may access the Victorian Aboriginal Heritage Register to obtain information relating to the owner’s land.
People do not own the land cannot access the Victorian Aboriginal Heritage Register, but may apply for ‘Advice as to existence of records on a nominated area of land’, and receive a certificate of advice, otherwise known by some as the Aboriginal heritage certificate.
This certificate clarifies whether any Aboriginal cultural heritage places or objects are located on the land, or if it falls within an area of Aboriginal cultural heritage sensitivity.

heritage 是说一般的heritage 这个是土著人的文化方面的。
对耕作,刨地,有限制,对外观好像没啥限制
楼主看看地图,附近有没有人是新建的房子?或加盖的?

邻居是二楼,其他房子都40年内,这个房子改建过车库,加了carport的。

准备接受,这个房子去看了将近50人,超过8个offer,Lg说我们自住,这样的房反而安静,问过律师,自住没问题的,ringwood很多这样的房。而且房子35年的,质量不错,到现在外墙没有一条缝,地也就650,分割也不可能。

lz 不用着急。 本法律是说注册了土著文化保护区的地区不能进行的一些活动。 但有例外“If the proposed activities fall into the following exempt activities, a cultural heritage management plan is not required:
the development of one or two dwellings
就是说你如果是建一或二栋住房是可以的。下面的那些list 都是可以的。
住在这种地方的好处是不会有大的工业建筑等破坏该地区文化的行为,而且联合国会拨款保护。居住环境当然会很好了。
