开个贴记录一下建房的路程
看了几个月的房子,转战lower/upper north shore, st ives, west pennant hills... 始终找不到自己满意的,当然也是budget有限. 后来发现身边的朋友都在盖房子,虽然省不到钱,但至少房型可以选个自己喜欢的,也是个不错的选择.于是我们一边留意我们的dream house,一边寻找推倒重盖的地.终于,有一天机会来了,地挺平,挺方正,有700平,walk distance to school and train station,符合我们的大部分需求,果断拿下,从此义无反顾的开始了建房之路.

买了地,就开始在学习建房前辈经验,尤其感谢H妈妈的贴子,400+页,大量的信息,也对建房的流程和注意的地方有了大概的了解. 对于建房的艰辛,builder的大刀,小刀,大坑,小坑有了一定的心理准备. 于是每个周末,开始往返于Homeworld.看样板房,这活也挺累,还带着娃,我们基本风雨无阻,4周下来. 下面是我们暂定的3个房型.

1. Metricon Nolan 41
这个floor plan,基本符合要求,唯一不喜欢的地方是master room的WIR, 在床后边,听说风水不好.需要跟builder谈修改plan.据说metricon改动plan,收费很高.

2. Eden Brae - Cremorne 41 - $349,800 Package Price
现在有个promotion, $1 upsize, 就是说付Cremorne 39的钱,可以盖到41
房型也基本符合要求,想把rumpus和dining拉长1m,楼上也加1m, 这样bedroom可以大一点.
不知道要加多少钱.

这个plan是我们最满意的,就是有点小贵呀.
有用wisdom建过房的朋友吗?不知道服务,建房质量如何.

我在bne,刚跟simmonds签了合同。在bne的话,同样的基础价格,simmonds比m家可以多盖出来200平米。。。现在新的设计有两个趋势,一个是把主卧wir放在床后面,另外一个就是厨房增加一个隐藏在背后的储藏间。。。我个人觉得这种设计还是可以接受的。我的房子因为主卧靠西,所以有更衣wir隔离一下,卧室稍微凉快点。。。
有空我也发贴说说盖房的事情

Wisdom不贵的,你要看inclusion , 它家的package含部分site cost & landscaping , 所以感觉好像贵些
问题是Wisdom不是哪里都建的,你的区能建的话,要额外加多少钱

是呀,需要纠结的事情太多,比如floor covering, 楼下是tile,还是timber好呢?哪个更容易打理?地砖缝隙脏了,是不是很难清理?kitchen也铺地板,感觉磨损比较快吧?家里铺地砖的同学,给讲讲体验吧。:)

正好我是铺地砖的。
当时选地砖是因为家有幼儿,实木地板伤不起啊,父母虽然反对地砖,怕孩子跌倒摔得疼,但是也无法想出怎么样才能在若干年后依然保持flooring 状态完整的更好选择。
地砖再完美情况下有非常光亮的finish, 但是浅色地砖是非常容易见灰的。清洁的时候不只是洗尘-拖地,而是洗尘-局部特殊清洁-拖地-拖地-拖地。基本上都要拖了三次后才真正光亮如新。然后就是楼主说的问题,地砖缝,早期我都是趴地上一点点

我也是想到孩子玩啥的,地板不到处是坑呀.
据说是有一种好一点的grout,是防止地砖缝变脏. 叔叔家就用了,都7,8年了,还是很干净.只是有点变黄而已.

楼主地在哪里?
我也是这两周签。也是700平米的地。比买二手房地小了不少,可是现在新开发的地大部分都这么大
Metricon的样板房比较漂亮,但是很多东西都要加钱。Eden Brae 会把没有包括的都事先标出来。推荐楼主去看看Ichijjo homes,那家用料比较好,但是样板房他们用得就是standard package,没怎么装修,看起来档次低点。
我看你留了十万做后备呢。看来是按照样板房的规格做了。
Metricon可以升级Hebel 墙壁。我在想要不要加。Project home造房的用料比较节约的。
