終於訂下了想要的房子~(Sydney)
結果律師說房子有stormwater detention system要特別找人去看一下有沒有問題~
我找的building and pest inspector不做這事~
請問有人可以介紹或指導一下要找誰做檢查才對呢???

Stormwater detention system in a household-scale? Are you kidding?
Generally, the stormwater detention system would be public infrastructure designed for retaining stormwater in high flow to mitigate inundate risk or to improve stormwater quality.
No one will build such thing at home unless the house is located at the low point of a flood zone and no other alternative can be adopted. If yes, don't buy it.

我也不是很清楚是房子用的還是什麼情況~
但律師說不是什麼大問題~只是要負責保養
他說因為這塊地上本來是應該只有一戶~可是被割成了2塊 各蓋一套duplex~所以一共是4戶~
council怕會淹水所以要求住戶要有這個~
這很麻煩嗎?

Technically, it is just a concrete tank designed to store certain amount of water. I can't see much necessity to check the condition by a hydraulic engineer. I guess what your layer mean is to ask a structure engineer to assess the structural integrity of the tanks.
As a hyraulic engineer myself, I won't buy a property with such facility.
The flood design standards and criateria (such as AEP) are changing which means the tank might be undercapacity in the future, especially when takes climate change and other factors into the consideration.
It is too risky to rely on the calculation which was made based on the climate data published in 1987 (the Australia rainfall and runoff which specified the IDF), and belive that the property can be protect from inundation simply by two water tanks.

高手,问下我如果在STORM WATER PLAN 的基础上自己多加PIT,比如PLAN 是5个PIT 的, 我加到6个。
会影响最HYDRAULIC ENGINEER最后 出的CERTIFICATE吗?谢谢阿

有做过,很多时候户外斜度和走水与设计的不一样,加pit或挪位置都是很正常的,只要合理就可以。总之减少pit要有很好的理由,或者让工程师确认,增加pit通常不是问题。
