最近在看非华人区, 看到这个4/3/1 结构的Townhouse
离火车站不远, 内部看起来不错, 非校区

16th Apr 拍卖实录更新:
听取了大家的意见, 楼主知道自己的预算不一定够, 就抱着酱油的心态去拍卖了
现场人数还行, 60-70人吧, local是完全主力, 华人不多,大概一共就5组人的样子.
拍卖师照旧唠叨一通后拍卖开始, 全场一片肃静, , 没办法, 拍卖师Vendor bid 1.2 ...... 然后还是没人出价, 楼主正在窃喜有望捡漏了, 出来个秃头鬼子叫 1.22 (后面简称秃头男)
楼主刚想接招, 斜刺里另一个鬼子猛然从X5里跳出来叫 1.23 (后面简称X5男)
然后:
秃头男: 1.24
X5男: 1.25
秃头男: 1.26
X5男 : 1.27
秃头男: 1.28
X5男 : 1.29
秃头男: 1.30
你来我往,出价迅雷不及掩耳盗铃,10秒钟内, 就把楼主封杀了
就在楼主伤心分神之际, 突然拍卖师大喊一声on the market , 原来秃头男和x5男两人已经把价格推过1.35 了
x5 男从始至终都在电话上, 看来是受人之托, 电话那头正在给指示, 但即便如此出价却毫不含糊, 几个回合下来价格已经上到 1.4
秃头男这个时候开始面露难色, 加5K , X5 男马上5K 回击,秃头男再5K , X5 男继续5K 回击
价格已经到了1.42 , 秃头男陷入长考, 就在x5男以为要得手了的时候, 秃头男突然拔地而起猛地加了10K。
这下轮到x5男纠结了,电话里讲了一会,又回了1K ,估计给秃头男看出了颓势, 他立马再加4K 把价格停到1.435
“ you sure ? you sure ? " X5 男电话上问了电话那头的买家两次,然后回身朝拍卖师做了个 “I am done” 的手势 , 一个纵身又钻回了X5
此时秃头男傲视全场, 再无人出来应战 ,虽着一声 sold , 将此房收入囊中

观后感:
1。Bentleigh (特别是非校区)华人买家有, 但是貌似还不多
2。鬼子拍卖出价还是很爽气的, 很少有1K 1K 加的
3。看来要买dream house , 自己的这点预算是不够的, 必须去努力赚钱了

刚刚中介打电话过来问我觉得房子怎么样, 我说问了别人说要1.4M, 太贵,超预算了

you should ask them the vendor's expectation? and get the value report from your loan agent, then give an lower offer

这个房子我去看过 是我的builder造的 我去看看质量 用的大部分是最初级的材料 而且洗衣房我没找到洗衣机插电的地方 好奇怪
中介说1.2+起码的

共用墙有啥不好的吗?这种side by side 设计,各有个的车道,没有share area ,我觉得不错啊
当然关键还是要看价格

采光,整个房子的通透性没有独立的好,不过就像你说的还是看价格。

If you like the design, then no problem. But I personally would not choose a duplex (shared wall) for the following reasons:
1. roof repair/maintenance. Let's say there's a leak in the roof, unless it's very far away from the shared wall, you will likely have to share the repair costs even if the leak came from the other side.
2. fire. Regardless of what the builder/real estate agent says, if one side catches on fire, it will spread quickly to the other side, much quicker than completely detached townhouses.
3. restrictions on renovations/extensions. If you ever want to extend the existing structure (i.e. no just build a shed at the back of the house), you will likely need the other person's permission.

1. you can maxmize your building size, if you build front and back unit, front one can be double story, maybe 25sqs, the back one only allow one story, 18sqs.
2. there is no shared driveway, if they are front and back, you will wast 100 square meters for drive way.
3. will increase your backyard, your townhouse will be much longer, it looks much bigger.
as you said, the biggest problem is for the common wall. there will be some troubles if you want to do renovations which associate with the structure.
but for your third point, event for the unit if you want to add the shed, you need to apply the permits.

1. My response is in relation to the original post's question about the disadvantages of a duplex. Not whether a duplex is more superior or inferior compared to a front/back layout. Also, plenty of double storey townhouses are being built at the back of the block now, even where the two neighbouring blocks are single storey only.
2. Agree that no shared driveway is better. However not every block is wide enough for a duplex. But that's besides the point. Like I said, I'm not comparing two design layouts. I just expressed my unfavourable views about a duplex design. Ideally, a house should be a stand-alone single dwelling on a block.
3. Usually, if it's only two townhouses on the block and depending on the manner of sub-division, the back townhouse can have a decent backyard.
Finally, what I was trying to say is that in the case of renovation, a duplex owner would be more likely to object if you wanted to extend the existing structure, say a bigger kitchen or an extra bedroom. And of course you'd need to apply for a permit no matter what, but why would your duplex neighbor object to a shed?
