刚收到building inspection 的报告,求有心人帮忙看看。
Major defect 是没有, 但是超多minor defect, 还说什么house 有movement
请问这house能买吗?
1. The garage floor slab has undergone some slight movement, there is minor cracking, and some of this
may be shrinkage cracking. This is not unusual and no action is necessary at this time.
2. The garage ceiling plaster is detached, over the front and rear doors and along the dewalls. This is not
uncommon, usually at 10-1 years or so. This usually starts over the front door. Talk to a plasterer, have
the plaster pushed back into place and re-fixed over the entire surface. The ceiling will have to be
replaced.
3. Moisture penetrating under the floor slab edge can cause movement, particularly in areas of clayey and
“reactive” ground. This can occur if the surrounding surface drainage is poor, if the surrounding
surfaces are not properly set to fall away from the external walls. 50mm fall over the 1st meter is
prescribed by regulation. There has only been some minor movement, refer to the note below. This
may have occurred irrespective of the existing drainage condition.
4. The unpaved (crushed rock) external surface is not set to fall away.
5. The concrete paving at the rear of the dwelling and subsided and separated from the external wall.
6. The concrete paving does not have a compressible “foam” strip between the paving edge and the
external wall surface. This is good and common practice but this is not marked as a defect on the
checklist.
7. Also, there is no foam wrapped around the downpipe penetrations through the paving. The down pipe
inlet (the”boot”) may separate from the down pipe as the paving settles. This is also not marked as a
defect on the checklist.
8. Make sure that any new (or replacement) paving (such as at the rear and West side) is properly
founded on a good crushed rock base, set below the bottom ends of the weep holes (the slots along
the base of the external walls). Make sure that a compressible “foam” strip is placed between the edge
of the paving and the external wall brickwork.
9. The rear-boundary paling fence is weathered.
10. The roof “pointing” (the mortar along the ridges and hips) has some minor cracking at the rear hips and
at the hip middle front, all cracking at the bottom ends of the hips. These will require maintenance in
due course. There is no indication of any leaks.
11. Some timber trims along the eaves are separated, this is not uncommon and refixing is a minor job.
12. The ceiling insulation is an older layer of batts, thin in most places. Consider upgrading these, much
thicker batts are now available.
13. Further to the drainage matters noted above, there are some minor indications of movement at the
brickwork all round. There is compression at the brick expansion joints at the East and West. These are
the vertical joints set at regular intervals into the external walls and intended to take up any movement
and to avoid cracking the brickwork. This is not marked as a defect on the checklist.
14. The timber pergola at the West/ rear is starting to decay along the top edge.
15. Some movement of the concrete floor may occur and is to be expected, under prolonged drought
conditions. The floor slab was not discernably out of level as checked with a 2meter spirit level.
16. Expect the plaster to crack in due course, usually at ceiling cornice junctions, along cornices and along
ceiling plaster-ceiling joints. Cracking across hall ceilings is most common. Movement of the floor slab
usually causes cracking of plaster, even if such movement should be minor. There is separation along
the kitchen South wall ceiling cornice and minor cracking of the master bedroom ceiling. Also expect
separation along timber trims and architraves and the like throughout the dwelling. These are not
marked as a defect on the checklist but are an indication of minor movement. These can be filled or
caulked when the dwelling is to be repainted.
17. Void flooding the “floating” floor in the passage from the wet areas, this floor is very vulnerable to
damp.
18. There is minor cracking at the master bedroom ceiling, as noted above.
19. One of the ensuite bathroom wall tiles is cracked at the lower left hand of the shower screen. It will not
be possible to find a matching tile.

房子感觉不错,可是我和LG都是外行人。最怕那house movement, 不知道正常吗。

请问做检查的时候, 你和你老公到场了吗?
我当时被中介要求最好到场,和做inspection的人直接对话。因为这些做inspection的人要保护自己, 所以会写的很严重,你会被吓到的。但如果你当面问他,他会给你比中肯的回答。。
我当时也是检查完了, 直接和inspector直接对话,一个个地给我解释过去, 听的我都烦了,直接想放弃了, 但是这个inspector最后给我来了一句,对于这个年龄的房子来说 他已经算是状态不错了, 如果是我想买这个房子,这些问题不会阻止我买下来。。所以最后我才决定买的。。
所以如果可能, 打个电话给inspector,直接问他们意见,他们会说的。。

我们都在场。inspector 也说了“这个年龄的房子来说 他已经算是状态不错了” 还说有些新屋的movement比这还糟。
