RE-Amendment C125
To whom it may concern (Monash City Council),
I refer to your letter in regards to Amendment C125.
I am the owner of property at xxxxxxxxxxxx, which will be affected by the Amendment C125. The Amendment proposes to rezone my property from GRZ2 to GRZ4 and will greatly affect residential development in the area. I oppose the change. Here are my concerns:
1. Decreasing the maximum building site coverage from 60% to 50% and increasing onsite permeability from 20% to 30% will significantly limit the potential of land usage. My area is close to Deakin University and other public amenities as well as the city and public transport. Therefore, the properties in this area are mainly used for student accommodation, young singles and young families who are working in city or local area. Maximum land utility allows for low rent and house affordable.
2. Increasing the rear setback to 5 meters limits potential for new residential development of either single or multiple dwellings. Where it is not possible to utilize north facing sunlight for environmentally friendly and energy efficient design, such a large rear setback would impact on best design for those east-west facing properties.
3. Increasing the private open space to 60m2 again is not the best practice for multi unit development where these units are mainly used for student accommodation and for young working singles or couples. The large private space is not their priority but low rent or cheap housing is their preference.
4. The proposed Amendment C125 will no doubt push up the property prices and rents in the area where property prices have already increased substantially in the past few years. This will further lower the housing affordability in the area.

牛b..大神，为什么无耻的monash council在最后一刻把OAKLEIGH和MOUNT WAVERLEY从他的activity zone里面踢了出来呢？

MONASH这个poposal已经draft很久了，在网站上从13年就能看到。对了最后一刻我收到的时候，才发现和网站上的版本改动颇大。尤其是把很大一部分clayton变成了activity center

不像是几封信能搞定的事
听说市长家在mulgrave ward 堵他一次更靠谱

发封信总比沉默好，反对声音多了，council不会无动于衷的，。这个C125不仅对unit不利，对区内新建house也是有影响的，特别是地不大，又要建大宅子的人就沒戏了，不能最大优化地价，你的房价就下降
