For non resident investors who have a permanent residence overseas, they have to have a dependent child who is under 18 in order to access the main residence exemption. (refer to Section 118-175 of the Income Tax Assessment Act 1997)
If a non resident taxpayer purchased a dwelling in Australia for his children to reside in and his children were older than 18 years of age when they moved into the dwelling, then main residence exemption won't be available.

If, at a particular time, a *dwelling is your main residence and another *dwelling is the main residence of a *child of yours who is
under 18 and is dependent on you for economic support, you must choose one of them as the main residence of both of you.
118-175 很明显说你18以下的孩子如果另一套房是他们的自住房,那么你们必须选择哪套才是你们的自住房,而我们这讨论的始终是1套自住房,其实说白了,你如果只有1套房,没出租住过没产生过盈利那就是自住房,管它是张三住还是李四住。
