今天给ATO打电话，问关于SMSF买房问题。居然回答要单独建一个TRUST购房。否则难以保证资产安全，从而影响了SUPERFUND养老的目的。

Bare trust or holding trust，sometimes also called custodian trust, is not a normal trust. You don't have to have it unless your smsf is entering a limited recourse borrowing arrangement. If that's the case, it'd be wise not to DIY if you don't understand all the requirements.
However, for other purposes, the property can be held by a normal trust in which your smsf is the only unit holder or one of the unit holders.
In summary, a trust is not necessary if your smsf is buying the property with its own money. If you have special needs, I suggest you seek professional advice.

A unit trust can be considered if you don't have enough money in super fund and want to borrow from yourself. If you want to borrow from outside source then bare trust is necessary. If you don't want to borrow I can't see why trust is required. SMSF also protects your asset well.
