请教大家,我去年和老公买了一套unit作为自主房,房子是两个人的joint names,上个月又买了套townhouse,所以就把这套unit作为投资房租出去了,我有工作,我老公没有收入,请问如果我把unit的房子从joint names转成99%我的名字+1%我老公的名字,是不是退税可以多退一些?

可以,不过理由就是老公没工作
不过你要去问问这样转换要不要交印花税,因为你们现在两套房子了
多退税也只有下一次了,

CGT may be payable if your husband had made a Capital Gain on paper.

Before you transfer the name of the property, you would need to assess the following criteria:
1. Does the investment property provide you a great negative gearing? If only produce small negative gearing, no worth to change the name of the property since we don't know how much outstanding loan amount for that investment property.
2. Does your husband not to work temporarily or permanently? If your husband simply doesn't work temporarily, then leave it. Don't change the name.
3. Bearing in mind, you would be assessed capital gains in future for nearly 100% if you have changed the shares of title.

产权共有的形式一般分为两种: 联权共有( Joint Tenancy) 和分权共有( Tenancy in Common)。
联权共有只能一半一半。

Yes if it is only your husband that is working you should put the Negatively geared property under his name. That way he can utilised the deductions.

那房子是joint title的就算联权共有了?所以我问来的结果都是必须一人50%,不可以改变percentage。
