请问, 在澳洲只有一个房产, 回国后把房产出租了, 要交land tax 吗?

感觉如果回国半年以内被查的可能性比较小,如果超过一年,或者长期回国就比较危险了,是我的话,不会冒这个险,交了踏实。

是不是以前有一个帖子说, 仅有一个住房, 在主人离境的情况下, 6年之内不用交land tax?

先要清楚两个问题:
首先,要确认LZ的房子是house. Land tax 顾名思义, 对土地征税。 apartment不会subject to land tax.
第二,要知道LZ房子的land holding value. 在维省,如果你的land holding have a total taxable value of $250,000 or more, you must pay land tax。 也就是说,小于$250,000就不用交land tax.
不租: 只要LZ名下没有其他房产,这个房子6年之内不租出去,根据temporary absence rule,就不用交 land tax。
出租: 根据 Land Tax Act 2005 Part IV division 1-56 (VIC): 如果每年连续出租超过6个月,就要交land tax。 Land Tax 是按年算的,如果哪一年出租没有超过6个月(连续出租),这一年就不用交land tax.
LZ回国,应该是把房子长租出去,通常是要交land tax.

但我打电话去SRO问,他们说要交, 只要你不住那, 就算不产生收入,也会发Bill给你交, 不能豁免

In general, your principal place of residence (your home) or land used for primary production (a farm) is exempt from land tax.
You may be liable for land tax if you own:
* vacant land, including vacant rural land
* a holiday house
* one or more investment properties, or
* some primary production land that is not exempt due to its location close to a city.
The exemption will continue for up to six years in cases where the owner is temporarily absent but intends to resume occupancy (properties rented for a period of six consecutive months or more in a particular assessment year are not eligible for the exemption).

if you leave the property vacant, no land tax is payable.
if you rent it out, even if that's your principal place of residence, you still have to pay land tax.

I think apartment still needs to pay land tax if the land value apportioned to this apartment is greater than $250,000.
