如题,如果银行通知你IO变成本息一起还,大家还能负担得起么?涨租金可行么?
补充一下,今天早上的新闻,从RBA chief的讲话来看,确实要向IO动刀了
The RBA chief also pointed at the rising use of interest-only lending. APRA’s preferred limit of 30 per cent of these loans in total housing lending was not either followed. “Over the past year, close to 40 per cent of the housing loans made in Australia have not required the scheduled repayment of even one dollar of principal at least in the first years of the life of the loan,” he said. “Only interest payments are required. “This is unusual by international standards. In some countries, repayment of at least some principal is required on all housing loans for the entire life of the loan. In other countries, interest-only loans are available only if the borrower has already contributed a fair degree of equity. “So this is one area where Australia stands out. We are not unique in this area, but we are unusual.”

肯定不可行啊。。不是所有人的房东都有高杠杆,而且现在出租又是供大于求。如果真危险了,降价概率更大。少收一点总比断租强不是

在办新房贷。本来打算IO,后来一看本息一起还利息更低,就改成本息一起还了。反正是自主。还的本金就当储蓄了,利息还高,何乐而不为。需要用钱时再top up出来就可以了。还有套投资房,现在是IO固定利率,所以问题不大。
IO本来就是个坑,让你白付几年利息而已。除非房子卖掉,不然很难说房子就是你的了。你就相当于一年花几万利息租个房子而已。还压着20%的首付在银行。当然这个制度后来被炒房者利用了,用租客的钱付利息,短炒之后再转卖获利。这就是泡沫的开始。
高杠杆几套房的炒家,聪明的话现在应该谨慎了。今后逼你本金一起还是趋势。要算好自己的现金流。很多人信誓旦旦地说,到时候就加租吧,只不过是自我安慰罢了。我就不信你心肠这么好这么无私,能加租的话现在不加,非等到自己现金流紧张时才加!说白了现在不加,就是因为加不了!市场在那儿。等你现金流紧张了,照样加不了。

为什么一定要房子是自己的才安心?
当做商品来看就好了。
现在这个时代没有谁会一辈子住一个房子的,
用自己可承担的负债去持有一个会增值的地产,
用其他的流动资金等待别的机会,我觉得这个才是I/O的核心。

PI没有太大问题,但是问题是我已经固定3年IO了所以现在也想不了这么多
放心吧,旧的IO合同改成PI可能性不大,就是贷款到期的和新买房的受影响,肯定要加利息才能贷IO。
上有政策下有对策,就像移民政策越来越难还不是大把人满足条件等移民,比起当年的那些政策,我现在无法设想我需要满足现有条件才能移民。

最大的区别就是
IO也可以多还进去钱以减少本金
但是IO多还进去的钱还是你的,随时可以取出来用
PI也是多还钱,但是还了的钱是银行的,虽然也能拿出来,但是决定权是在银行的

同等利息下IO当然更灵活。但现在的形势就是IO和IP的利息差会越来愈大。以现在各大银行的利差,贷款100万,2年IO下来,相当于以10%-15%的成本去买这笔3万不到的本金的现金流。非常不划算。除非你拿出的现金流能有更好的回报率。银行不傻的。

How could you get the 10-15% difference between IO and PI interest rates?
For investment loan, I have paid nothing to the bank by just refinancing the existing houses to get money 105% from them So the so called $30,000 does not exist. It comes from the increment of property market.
My calculation is:
IO rate investment 4.45% from NAB; PI investment 4.20%; about 0.25% difference
say you have 1 million in the loan, the annual interest payment for IO is 4.45%x1 million; if just take 4.2%x1 million, the difference is 0.25%x1million = $2,500, big deal.
what is more, annual payment for PI is higher than 4.20% as you need to pay principal as well, so that the difference is even less than $2,500.

That's very true.
locking all money into the loans is not wise move. I prefers to choosing IO while putting money into share market. So far the gain is about 10-15%, much better than home loan rate 4.5%. If RBA or bank keeps raising rate towards 10%, I would change my mind. But at present, ASX and Dow Jones provide much better returns.

再好好想想?在理解一下我的意思。
IO一年多还了2500的利息。得到的好处是IP当年的本金不需要还给银行,可以自已放在手里使用。这笔本金一年也就1.6万左右。你灵活使用它的成本是2500。相当于去银行借一笔年利息15%的款。
如果有人告诉你说,借给你1.6万块钱,你给我2500一年的利息吧。你肯定不愿意借。但是换成这种方式你就觉得自己占了大便宜。

I know what you mean. What I do is I just ask bank to re-evaluate all houses I own and refinance to buy next one without paying a cent. So IO provides me best borrowing power and good cash flow. If choosing PI, you actually reduce your maximum negative gearing amount and therefore tax return.

即使你退税能按最高的48%的税率退,实际支付的成本仍然有7%左右。仍然是不划算。当然很多人投资房现金流很紧张,那也没办法。但是自住房,在能负担的情况下,肯定是本金一起还划算。

For so-called owner occupied or main residential property, you could not tell the future. Like me, I did PI for Glen Waverly house since 2010, but I will move to McKinnon and now headache about negative gearing because I paid too much to GW to the point it is a positive gearing now.
If chose IO by then, I could just shift over without any trouble. So IO gives me more choices/freedom.
