•an indirect Australian real property interest. This is an interest in an entity, including a foreign entity, where:–you and your associates hold 10% or more of it
–the value of your interest is principally attributable to Australian real property.
Taxable Australian property also includes an option or right over one of the above.

For periods when you are a foreign resident or temporary resident, only certain assets are subject to CGT.

但是实际上就是很难查

所以从长远来看,这是个风险。现在政府不查,不代表以后也会不管。毕竟是笔大收入。

要交capital gain tax。如果卖价过$2m,买家还要扣掉10%作为卖家的预付税并在settle前上交ato,卖家通过年底报税算出应交的CGT,减去预付税,最后多退少补。

理论上是要交的,但是很难查,不过现在有一条新规则,如果房产价值超过200W, 卖家需要联系ATO获得一份不是外国投资者的证明,如果得不到证明的话就要买家付款的时候10%的房价就会被作为预付税扣除...

哈哈哈,我就知道是假的,中介没节操啊。
引申一下,1,如果卖了A房,又立即买了B房, 但是买完B以后B房价跌了,那么跌的部分能算capital loss,减少CGT吗?
2,如果卖了A,去买了股票或者基金,结果股票和基金亏了,能少交CGT吗?
3,如果卖房的钱被抢了,还要交CGT吗?
