but Tax Return is depend on your tax bracket, how much loan you get and your rents.
Roughly, u can get aound 5-6 K from ATO, but you have lost around 10K already (Excl. the depreciation portion)

10k is for your loss between your rents and your expense(interest,all fees), these days your rents is very hard to cover 80% loan's interest and all fees. The loss is vary mainly depent on your rental yield and vacancy rate.
But your depreciation portion loss roughly around 10K could make your a bit better off
