银行是外包，但上次找银行refianac，银行找人帮我们做的，人影都不见一个，也没有他们联系方式，问银行，银行说这个报告不能发给我，只能告诉我估价，但报告他们自用。。。

我刚才尝试查了下我们银行估价渠道其中之一CBRE的网站，里面有对外的估价页面，可以搜索一下：melbourne property valuation。或CBRE property valuation。楼主如果是想自己先查查看看价格参考的话最好和自己的贷款经理或经纪人沟通下。
其实客户如果想要保留自己的估价报告的话，试着做贷款的时候和银行提前打个招呼，申请要个留底参考。

关键你自住转投资 这份报告是给谁看的？
如果不是出于贷款的考虑 那就跟银行完全没有关系
如果是tax purpose 那你不能找银行要报告
你是需要找valuation公司出一份报告 跟他们说明目的的 val date和purpose是跟你银行给你做报告不一样的
所以出来的结果很可能不一样
至于哪个公司 这个真的随便搜了 然后让他们报价 选个差不多的就行

还有个问题是关于估价的时间。假设我11月自主转投资，那么这个估价报告最晚几月做？我记得买了新的自主房，老的自主房有六个月的时间可以卖出而不用算作投资。不知道评估报告是不是也是这样有六个月的宽限期。

If for CGT tax purpose in the future, the real estate agency's price appraisal is also valid.
Valuation period is same period that you change own resident to investment property.
I had talked with valuer coupled years ago, they can provide the valuation report back dated as per your request (even several years ago). And you need to let them know the purpose for the valuation & they can provide best value to suit you (as reasonable as they can). The cost was around $350~$400 at that time, now maybe increased.

I was lucky that I found one property was sold on our street at the valuation month, the land size & condition is very similar.
So I quote that sold price as value of our investment property, which ATO accepted that value.
So you may try to search your area as well, good luck!
