Lender turns down Gold Coast apartment loans
Settlement began on Ralan Group’s Ruby project this week.

Sydney-based private lender Mortgageport has turned down loan applications from apartment buyers for developer Ralan Group’s Gold Coast apartment project Ruby, following a decline in valuation of up to 30 per cent for some apartments.
The group issued an email to brokers early this month after it received several applications for loans at Ruby. It is one of the few lenders that offer mortgages to foreign buyers, a coveted service after the banks withdrew lending to that group of borrowers.
The rejection came just as Ralan Group commenced settlement of the first stage of the apartments this week, about 238 apartments out of 243 units in the first tower of the project. All but the five units that were being held by Ralan were sold to local and foreign investors.
Sydney-based Ralan’s chief executive William O’Dwyer said while the values of some apartments have fallen, other valuations came in at the original purchase price. He does not perceive any problems with settlements, and expects over half of them to be completed by the end of the week.
It is understood that some loans that buyers have obtained may be shortterm to tie them over three to four years while they find a longer term mortgage lender, although Mr O’Dwyer declined to comment as he has no insights into the nature of his clients’ loans.
‘‘We don’t control valuations and I wished that I did ... I am not sure what the science of valuations are,’’ he said.
‘‘I think there is an element of nervousness that come with lending.
‘‘Obtaining funding for any purchaser whether they are in Sydney, Melbourne or the Gold Coast, I think must be completely challenging.’’
The average price sold was between $700,000 to $800,000 for two-bedroom units measuring 70 to 74 sq m. According to Corelogic, the current median price for apartments in Surfers Paradise is $365,000. Currently advertised sales show prices of new off-the-plan apartments on Surfers Paradise vary widely, starting from the area’s median unit price to more than $1 million depending on the quality of the apartments.
The project also known as The Ruby Collection, at 9 Norfolk Avenue on Surfers Paradise, is a resort and apartment project. Investors buy and lease the units as serviced apartments, managed by a central manager. The management group also handles the adjacent Paradise Resort, which has been owned by Mr O’Dwyer since 2015.
After stage one, there will be three other towers, with all four yielding 1600 apartments in total. Each tower will be listed as a separate strata so investors can also live in their apartments.
Mr O’Dwyer says he will continue to back the Gold Coast, particularly with the housing downturn in the Sydney and Melbourne markets. Major private lender Wingate has also invested $36 million in the project.

ralan那公寓,3-4年前楼花2房65w,当时的市价才40-50几万,当时的价格就太高了。现在也还是这个价格,没跌没涨。

我没仔细研究过city的公寓,不敢乱讲。
但是我是不会买布村的公寓,布村很坚实的小house很多,投资比公寓强。

ralan做过很多项目,很多是靠谱的。
但是黄金海岸这个项目,从一开始就太贵了,风险比较大。总的来说,我对他们的评价是积极的。
他们的酒店式公寓,其实也还OK。
黄金海岸的酒店式公寓,目前的出租率蛮好的,租金也可以。settle之后,我不觉得会亏钱。
问题出在了一堆海外投资者无法贷款,银行估价低。这其实并不是relan一家有这种问题,澳洲各地的开发商都是这样。Sydney,墨尔本的house,公寓,现在估价也很低。
如果只说这是relan的问题,那不公平。

其实现金充足的投资者,不如按照楼主说的,折价30%,买入酒店式公寓。
黄金海岸,现在的人气是很不错的,酒店出租率都挺好,商业也繁荣起来,人口增长非常块。基础是很扎实的。
