今天中介来信推荐the service of Smoke Alarms Australia, 每年99刀检查一下投资房。房子里现在楼下楼上各有一个alarm,我觉得没有必要,而且看邮件上也没有说是必须的,可以不接受。房子是townhouse,有保险,应该cover fire险的。这种情况,请问大家还会要服务吗?如果要服务,肯定还有再装他们卖的alarm,而且估计有情况他们也会找理由推卸责任。

smoke alarm 不是保护房子的,是保护住在里边的人。
如果smoke alarm没有检查,保险会拒绝一些理赔。
QLD法律要求,每年和换房客的时候需要检查。 但是没有要求什么样的人去检查。

Who is responsible in a rental property to clean and test the smoke alarms?
Within 30 days before the start of a tenancy in a domestic dwelling, the lessor/landlord must test and clean each smoke alarm in the dwelling. During a tenancy in a domestic dwelling, the tenant must test and clean each smoke alarm in the dwelling, at least once every 12 months.

而你townhouse,如果上下都装,很可能之前就是根据规定装的吧。
不然出事的话,就是房东的责任。
以前没有这么严,可以中介或房东自己检查换电池

Landlords have the right of access to rented premises to fit smoke alarms after giving the tenant at least two days’ notice.
After the tenancy begins, the tenant is responsible for replacing the battery, if needed, in battery-operated smoke alarms. Hard-wired smoke alarm back-up batteries are to be replaced by the landlord.
If the tenant is physically unable to change the battery the tenant is required to notify the landlord as soon as practicable.”
根据这个规定,我目前情况下只需要提供电池,房客要自己检查。
差点被中介忽悠了,我之前以为他们提供的安装公司是政府监督部门,查了一下是个私人公司,名字起得唬人。

每个州规定不同,我是新州。我的中介没敢告诉我必须用这个服务,“You do have the choice to decline this service however this means you take full responsibility in ensuring your property meets compliance requirements and ongoing smoke alarm maintenance yourself or by enlisting another provider.” 他们一再强调是可以抵税的,可是抵税也是房东付大头呀,估计是他们的关系户。
既然政府网站上说房客有义务自己检查,那我就不花钱这冤枉钱,用钱的地方多,节约点。再说我们住在自己的房子里都是自己检查,房客应该也可以啊。

中介是专业的中介,否则不会让你做的,自找麻烦。以下的各项每年都要做:买房东保险,给中央空调做维护,每年检查烟雾报警器。如果中介没有让你花这钱,绝对不是好中介。可以考虑换中介了。
