妈妈已经是PR,本人已经有一套自住房。现打算和妈妈合买一套房子,妈妈是第一次买房。这套房子可以算妈妈的自住房吗?我出资的那一部分一定要算我的投资房么?主要是考虑到将来卖房子税务的问题。

房子可以作为你妈妈的自住房,但是如果你的名字在title上,将来卖的时候你要交capital gain tax,而且你妈妈not entitle to first home grant.

if the portion purchased by me and parents are living in the property, I still need to pay CGT even if I did not rent this to parents. it is not fair. If I did not put this as rental property and do not have rental income, still need to pay CGT. I do not think it sounds right as this is not investment and no income generated.

Unfortunately it is the case. It is the same like holiday house. You use it for private usage but still pay capital gain on sale.
We have a client owns a property with his brother. The brother lives in the house and exempt from CGT. He has to pay CGT on sale of the house.

But again why do you want your name on the title?

你的那部分以后出售或者转回你妈妈名字的时候,你需要计算CGT。而且还需要计算Stamp Duty.
如果是因为贷款原因需要这样做。Title上你可以写1%。 这样小的份额以后对你的影响很小。

同理如果是夫妻买房子,其中一方已经买过房产了,也不享受First-home Grant。
