建筑成本的GST可以退,正常情况最终售价需要包含10%的GST. 譬如1.1mil GST=100k
如果地买回来的时候是没有claim过GST的话 可以使用Margin Scheme - 售价减去买地成本以后再计算GST.

因为ATO认为你这种行为的目的是为了盈利。和开发商造房子没有区别。你认为开发商造的房子要不要交GST?如果他要交,那么你也逃不掉。

no profit mean you did not make money when subdivide land, most of time,u will have big loss if u can not make money
I did not see many break even cases
Also,u waste massive time, time is major cost.

If you rent the house out after finishing building. You will need to remit part of the GST you have claimed on the building costs.
Rental income is input taxed therefore no GST can be claimed on expenses related to generating the income. There is a special formula for calculating how much GST to pay back based on the length of the rental period.
One scenario you don't have to pay GST on the sale of a new residential house is when it was initially your family home. However if you claim to be building your family home you cannot claim GST on the costs as well.
