请教一下论坛里的会计师们,收到land tax了,可以分期付,财政年结束之前只需付两期,那么财年底的claim是否可以先一次性claim回来,剩下的两期等过了财年再慢慢付,还是必须财年前一次性付完才能全部claim?

As long as you have incurred the expense as at 30 June, you shall be able to claim the deduction even thought you have not paid the expense.

一般来说个人是按实际支出收入算,生意是按照合同日期算。看你的投资房是什么情况了。
一般来说选用哪种方法必须要统一。也就是说,如果你按合同日期算支出,那么投资房的收入也要按合同日期算(即使没有收到,也需要报收入)

I have a different opinion.
Taxation Ruling TR 98/1 sets out the Commissioner's guidelines on the cash or accruals methods for the treatment of income. In the case of rent, the general principle is that rent is assessable only when it is received (paragraph 48) except rent is business income.
For the unpaid rent, it shall not be assessable in any time unless some one is carrying a business of letting properties.

The Ruling says (TR98/1 and TR97/7) the rent is only assessable when it is received and expense is deducible when it is incurred.
