又快到报税的时候了, 看了下夫妻俩2008-2009上了6万多的税, 好心痛啊. 我们基本没有什么投资. 不知道怎么才能退点税回来啊.有没有什么好的建议??多谢了!!!
我们也是通过会计师退税的, 但我们的会计师什么建议都不给我们...是不是找得不好啊....有没有好的推荐..

There are alot of limitations on what employees can actually claim. if your accountant hasn't given any recommendations, it does not necessarily mean he/she is no good.
If you have doubts, contact a different accountant, ask for a second opinion.

depends on if you actually use car to generate assessable income, need to know what exactly you do before anyone can answer that question.

还有投资房应该也可以..如果你的EXPENSE>INCOME的话...
不过问一下DAVID:
如果自己也住在房子里,房子也出租出去..这样子的话一般来讲EXPENSE(PROPORTIONED)(INTREST+DEPRECIATION+OTHER) 是会比RENTAL INCOME要高的, 这样子的话LOSS就可以抵减EMPLOYEE SALARY了对吧....
那么我想知道将来卖房的时候, 会不会也有CGT的问题???但是这个房子应该也算是我自己的MAIN RESIDENCE, RESIDENCE不是免CGT么....

出租的那部分就不是自住,就有CGT。

if you use part of your home to produce income, and claimed occupancy costs (interest, dep, etc etc), there will be CGT consquences when you sell the house. but it does not mean you can not still do it. the best way is to do some quick calc, use actually figures to put everything in persepctive. (e.g refund as result of partly Negatively geared house vs capital gain tax if house is sold for xx after xx number of years)

如果按这个说法的话,为什么我还一直住在这个房子里, 到最后卖的时候要交出租出去那部分的CGT...反而楼上这种情况把整个房子都出租出去,最后只回来住六个月这就不用交CGT了?有点CONFUSED的了说...

the other situation you description is often when a person is required to go to another country or state for work/business related reasons. they have to pay rent elsewhere and they can only rent out their main residence during their absence.
unfortunately, when you use part of your home to produce income and claim interest deduction, you can not get the full main residence exemption upon disposal.

那如果我住在比较远的SUBURB,然后在CITY上班,我把房子租出去,在CITY租一套房子...最后卖房子的时候可以用这个EXEMPT么?

yes you can certainly make that choice, keeping in mind of the six year duration. however, do not make these decisions purely because of tax reasons, plus, consider if you are really alot better off if you taking into account the fact that you may have to pay alot in rent to live closer to the city.
i can only assume that you bought this house originally with the intention to live in yourself, so it is something you like and are comfortable with. Are you really comfortable with renting the whole house to others?
