我家地是九百多平,想建duplex一套自住另一套出租或卖掉,应该是先自己找coucil批准还是直接找builder估价?还有哪个builder口碑好的?一般建duplex加上landscaping预算要多少?多谢各位!

首先,LZ要搞清楚你的地能否建duplex,一般的council要求无非两点,面积和frontage,面积应该是够了,但是frontage不一定够。以Ryde council为例,面积要求580 sqm以上,frontage 20m以上,parramatta council则要求面积600sqm以上,frontage 15m以上。所以,这是首先要搞清楚的一点。
其次,要找设计师办理DA,最好找一个对当地council熟悉的设计师,这样避免了因为不熟悉规则而反复修改。一般准备好所有的DA文件大概要2-3个月,等待council批复大概3个月,DA批复以后,再办理CC,等待结构图出来后就可以找builder报价了,根据你的面积,结构复杂程度,内部装修等级等等因素来报价。
最后,关于builder口碑的事情,在home world里面的builder,个人建议还是找大公司,不要单纯的比价钱,还有工期的问题,其实最好的还是找熟悉的个人builder,速度质量有保证的。

lz自己想去council问问下,如果可以就申请把地分了,去申请plan permit,接着就可以找设计师画图,工程师画图,building permit,拆了盖了

Hi, the best way to find out whether you can build duplex on your block of land is to see if there are duplex in your street. If there are duplex in your street, It is very likely that you can do the same. Then, you need to ring council to confirm. Normally, council will not give you a definite answer unless they receive the application. If council says that it is a possibility, there are two ways to do this. One way is engaging an architect who is familiar with your council and he will assist you with the whole project. The other way is to get in touch with a builder to do the whole project. Drive around in your area to see if there are duplex under construction, you will find the builder's name and contact number on the fence. You can ring them and find out more. The cost to build a duplex (each has 4 bedrooms, 3 bathrooms and 1 garage) is around $600,000 on a flat 450 square meters block. It will cost considerably more if it is a large duplex. I suggest you ring a few builders first and don't be afraid to ask questions. There will be challenges along the way, just make sure that do your homework before making decisions.

首先要看一下council的分地的面积要求, 我感觉900应该可以。。 如果不可以的话 其实也没问题, 可以用company title 到时候也可以租 卖都没问题。。
预算很难把握, 我们的前房东自己算是个builder 现在正在建duplux 前几天看到他 他说超出预算50多万。。正准备贷款呢, 可是发现银行基本不给自己是builder的房子贷款。。

I just built a duplex in Jan this year in Sydney. Total cost $600, 000 including demolition and site costs. The construction started in early 2015. By the time it finished, the builder said their price has gone up by 10% for all new quotes. I believe it would cost even more by now and it also depends how big and what kind of finishes.
