一直以来,认为Land Tax只有House或者Duplex,以出租投资为目的的,才缴纳的费用。
但是看了连接:http://www.osr.nsw.gov.au/taxes/land/about
发现如下条件:
You may have to pay land tax on:
■vacant land, including vacant rural land
■land where a house, residential unit or flat has been built
■a holiday home
■an investment property or properties
■company title units
■residential, commercial or industrial units, including car spaces
■commercial properties, including factories, shops and warehouses
■land leased from state or local government.
是我没有理解正确吗? 难道Unit,Apartment也要缴纳Land Tax。
我知道很多人会反驳所谓的Unit或者Apartment根本不拥有Land,但是这里的条件又只什么呢?
最后,再想问问,Land Tax应该不能作为你的Expense来报税吧?

unit, apartment一样拥有地,只不过是所有产权人共同拥有,不能分割。所以地的价值平摊到每一户身上要低一些。一间apartment的地价一般不足以让你交地税,但是如果你还拥有其他投资房总地价超过了threshold,一样要交地税。
话说最近问地税的贴突然好多,这说明了什么呢?

也就是说,一片很贵的土地上,出租为目的,小的Block就有可能缴纳Land Tax,Tower因为居民多,摊得多,也就保持在Threshold的43万以下,交税的几率就小了很多吧?

一切由council算的地价决定,你在边远地区买个大house也不一定要交地税,你在市中心买个小unit可能就要交地税,跟房型无关。

From my experience, it really depends on the type of property you have. In Victoria, the threshold is $250k.If it is a standalone house with no owners corporation, the land value itself can easily goes over the threshold if in eastern suburb. On the other hand, strata title like apartments, or duplex doesn't really go over the threshold cos the value is relatively small.
