我自己没住过house,也不太了解house市场,不知道哪种容易出租?
手里buget有限,倾向于买3房。如果4房好租,紧一点4房也可以考虑,毕竟投入多,租金也高。求过来的童鞋说说看
P.S. 打算投资布里斯班。但悉尼墨尔本的经验也欢迎

if you want to invest in house, 4 bedroom is better. Because usually big families would like to rent a house, otherwise they will just rent a 3 bedroom townhouse which is cheaper and easier maintained.

Generally it should be the tenants' responsibility, however, we can't expect them to maintain it very well. For water bill, if you want to charge the tenants, you need to get a water efficiency certificate. Water consumption is not a big amount, so I wont bother.
My rental property in Brisbane has a swimming pool, I pay the pool guy to go and check every month just for peace of mind, the tenants pay the chemical.

A house with swimming pool normally can receive higher rent, which is enough to cover the maintenance cost. So you dont need to worry too much.
