自己住的小UNIT就差1000就换完了,将来我们肯定要买房子,这个帐户我们是把它清为零的,还是就差几块换完?我们肯定不会把这个现住的化为投资房?因为有别的投资房。大家给点意见。

钱都放到offset 帐号里,等于不产生利息,想用还可以用。都还完干嘛。都还完的话,房产证给你了,你如果不卖房子,或近期不再买房子,钱就是死钱。

感觉LZ比较精明,以LZ的实力完全给以一开始给自己买个大HOUSE,但楼主本着买小不买大,买地段不买新房的原则,将资金一分为二另用作投资,绝对高明啊.

我也是打算自住房的offset里的钱如果和loan里的贷款差不多的时候,就从offset里面拿出钱再去买投资房。否则这个钱就是死钱。

I would say it depends on what is the structure of your loan and
If you repaid everything into the loan and do not intend to have big personal expense that you need to borrow money to pay for, then it would be better to close out the loan as you don't want to keep paying the package fee. There are a lot of transaction accounts that do not charge fee.
If you want to borrow to invest in shares etc, it is better to keep the loan, then redraw the money. Interest rate on margin loan is much higher than a home loan. Make sure the money is repaid into the loan and not the offset account, if you have one. Drawing money from offset account to invest does not make sense as the interest expense is not tax deductable.
Since you don't intend to use the house for other purpose, and you ask what you should do with the account, that means you don't have any plan for the loan. In this case I would say just close the loan to save yourself a few hundreds dollar a year of package fee. It is quite easy to re-establish a loan in the future when you need it. Most places dont charge a fee these days.

这位同学所说的PACKAGE FEE是什么意思。我家的帐户统一由一个所谓的金融公司管理,LG刚刚打电话了,对方说没有费用发生如果继续保留这个帐户,并不建议关闭让这个帐户余额为零,他说那就意味着这个帐户冻结了,里面的钱拿不出来了。是不是这么回事?

not sure whether you are with one of the major banks. Most of them have a product where they charge you an annual fee of 300-400 for a package (I think ANZ calls Breakfree package). With that you get a discount on your loan, no fees for all your transactions and savings account, a credit card with no annual fee etc. If you don't have one of these packages, and you don't pay any fee for your home loan, then I guess it is ok to keep the loan account open.
You can have a fully repaid home loan that remains open (loan balance of 0 and won't attract any fee and you don't need to repay any amount). The advantage is you have a facility that you can draw on when you need money in the future.
If you have an automatic instalment repayment arrangement, make sure you stop that arrangement with the bank. Otherwise they will automatically deduct your installment amount from your other savings/transaction account into your home loan, even though your home loan has a balance of 0.
