问题是:若干年后,想卖房子的话,那需要交CGT吗?自住房是不用交CGT的吧
这种情况,以后卖房的时候怎么做才合理避税呢?

The rental income and expenses should be included in your father's tax return.
If you father had lived in the property before it was rented out. The property can remain his "main residence" for up to 6 years. Any capital gains in this 6-year period is exempt from tax. If at the end of the 6 years he move back in to live a short period of time. The 6-year period is reset again.
Land tax: If you father only owns one property he shouldnt have to pay Land Tax.

很多只有一个投资房的人都不交land tax 只有一个房子的时候是可以申报为principal place of residence
可能是你在买房时 stamp duty直接申报为投资房了 这就是为什么他要交land tax了 估计是你的律师申报的时候不太会变通

估计是银行,那时候贷款是按投资房去做的贷款

It is when you purchased the property and filled in the forms for stamp duty and title etc. when the SRO get that information.

If your dad lived in the house before it was rented he can elect to treat the house as his "Main Residence" for CGT purposes and the Capital Gain Tax is exempt for up to 6 year from the date it was first rented.

Technically you should pay but many people get away with not paying. It could be hard for you now because the SRO has the property recorded as an investment. It is best to talk to a conveyancer.
