要把现在的自住房转外投资房。我以前听说要independent valuer做的valuation才行,今天去退税,会计说银行给我做的用于refinance 的Valuation也行。请问有同志知道吗?

Refinance的估价肯定是按最低可能价来评估的。建议不要

Yes. It is recoganised by the ATO as valid valuation.

I do have sales appraisal from one of the real estate agents. Would that work also?

I thought the valuer should be those with license.

No. ATO will not accept this for CGT calculation . It will always to be pro-rata data.
I asked by my accountant on this and found the case description as above said in ATO library.

sales appraisal should be fine as well.
The valuation can be done by "person without formal valuation qualifications whose assessment is based on reasonably objective and supportable data."
However, "only a professional valuer may undertake a market valuation for GST margin scheme purposes or for determining non-monetary consideration for GST purposes. "
So yes, if it is for GST margin scheme purpose, you do need to get one from valuer.
