因为要交不少的税,所以现在开始留意想买投资房,我比较想买OFF THE PLAN的,因为听说可以省很好STAMP DUTY,
PARKVILLE的APARTMENT如何?价格不贵,离CITY也近,离,MELBOURNE UNI也近,

yes u pay less tax by buying invesment property especially the new one
but
u have to remember the reason that the government collects less tax from u is becoz ur cashflow in holding the property is -ve
so essentially u r losing money every year, do u like this??buying property for capital grwoth not trying to pay less tax

yes u pay less stamp duty but unfortnately the developer knows it as well so usually they just add ur stamp duty saving on ur purchase price

they r probaly cheap becoz they r student only apartment like studio, 1bed etc.
ur future capital growth in this kind of proerpty is not very good............

为什么不买city中心的公寓,而舍近求远跑到Parkville,虽然不远,这是几公里的路就决定了以后可不可以租出去. city要动工和已经动工的楼盘有好几个,在elizabeth str上面就有一个,一个小两房45万就可以拿下,租金可以租到近500,parkville的房屋空置率有没有比较高? 每年body corp交多少?旁边交通好不好?这都是要考虑的问题,也是以后会不会租出去的关键因素。
