Westpac Group is slashing some mortgage rates by up to 90 basis points and scraping establishment and administrative fees, annual credit card charges and monthly transaction fees on other products.

The group, which includes Bank of Melbourne, BankSA and St George Bank, is rolling out a package of offers in its drive to use the lucrative mortgage market as a springboard into its other retail products.

It also follows the group's decision to emulate the example of Commonwealth Bank of Australia and cut ATM fees.

Other lenders are also sprucing up their spring property market offers in response to sluggish sales in the key mainland east coast markets, particularly Melbourne and Sydney.

For example, AMP has cut headline variable rates on owner occupied, principal and interest loans to 3.69 per cent for loans of $750,000 or more. The headline rate for the same loan for amounts between $250,000 and $749,999 is 3.79 per cent.

Westpac's offer, which is being marketed under different titles across the group's banks, is offering discounts of up to 90 basis points off its standard variable rate for loans of $750,000 or more.

The bank has also launched a two-year fixed rate for owner occupier, principal and interest buyers with a fixed rate of 3.85 per cent.

It has launched a campaign through its mortgage broker network promoting an 'all-in-one' package covering home loans, credit cards and transaction with a single fee of $395.

Under the deal eligible customers pay no home loan establishment fees, monthly home loan administration fees, annual credit card fees, transaction account-keeping fees or monthly offset service fees.

Refinancing is being encouraged with a $1500 cash back.

Westpac recently told brokers, who are a key distributor of loans, that it was toughening scrutiny of new borrowers' ability to service loans in response to regulator's "refining" of lending criteria.

Westpac has the largest proportion of loans made on interest-only terms, reflecting a book weighted towards property investors who use interest-only loans to take advantage of negative gearing tax benefits.

Consumer bank head George Frazis recently said recent cuts to transaction costs were "just the beginning".

The bank is two years into a four –year review of all its products and fees.   It recently offered unlimited, free, domestic transaction across all personal accounts.

Lenders are developing new strategies in response to  intense market, regulatory, government and competitive pressures.

For example, a new generation of online competitors, such as Tic:Toc Home Loans claims to have digitised every step in property buying to reduce the time needed to approve a loan from 22 days to 22 minutes.

市场终于恢复了,银行自行加息肯定会被政府盯上

没兴趣,而且折扣不降也是然并卵,老客户没有降,新客户跟broker拿到的利率没有啥区别。
反正westpac没有3.6几,四大都是3.8,3.9左右没啥变化。
