1) For Principal and interest:
for 2 years there will be an increase of 0.11% from 4.08% to 4.19%.
3 years will decrease by 0.10% to 4.19%, 4 Years will decrease by 0.20%
to 4.19% and 5 years will decrease by 0.20% to 4.39%
2) For interest only:
there is an increase of 0.13% for all terms

Those with a mortgage broker representing their interests should have interest rates that start with a 3, so servicing investment loans is much easier than it has been in the past. Locking investment loan away at 3.88% makes sense to me (similar to a net rental return, so it just about washes itself). The St George Investor rate of 3.99% fixed for a longer period of 3 years is a winner, but um, can I suggest you rate-lock it, by say, next Tuesday (hint hint). The other majors may quickly follow.
