ANZ has become the first bank to raise interest rates on home loans held by property investors by 0.27 percentage points in response to a regulatory speed limit on housing investor credit growth, and "market conditions".
At the same time, the bank will cut its fixed rates for owner-occupied borrowers by 0.4 percentage points.
The bank today said its index rate for investor property loans would rise 0.27 percentage points in response o "changing market conditions."
This comes after the Australian Prudential Regulation Authority has forced banks to slow their loan growth among housing investors to less than 10 per cent a year, while also forcing the biggest lenders to hold more capital, which dampens profitability.
The change is significant because while other banks have reduced discounts for new investors, this affects all investors loans on the bank's books.
