房子离火车站只有800米,汽车站100米,原房东在后院申请了一个二层小楼,已经批准了,我想直接申请boarding house, 有没有可能呢?

最近我也在关注boarding house, 据我所知 r3是可以申请bh的 但是能不能拿到最近政府的incentive fsr bouns要看当地council对residential flat building的要求是什么
比如canterbury council要求必须是r4 才可以盖 residential flat building 那么r3 的地就拿不到额外的fsr 要r4 才可以
如果不计较fsr r3, r2 都可以盖

可以,boarding house 的审批是可以绕过当地council的, 至于额外容积率我不清楚

I would suggest you check LEP map ref. land use or a simple phone call to the Council and ask the duty planner. I reckon you should just partition into many rooms and rent out, (as long as you have less than certain no. of tenant you should be fine). Boarding house has to satisfy a long list of BCA, AS, DDA requirements. Not an easy task!

As I know the state government proposing a concept called "new generation boarding house" which allow light cooking facility etc inside room. This could make it more attractive like a long stay hotel suite and you can charge premium. Apart from bonus FSR, there's also tax benefit. There are certain requirements like room size etc maybe different to the ordinary boarding house but worth spending time to study this. One of my friend said the return is very good. Especially near the city.

近city的土地太贵了更别说要r4了 大部分council都要求r4 的土地,在那些council范围内,只有r4 满足residential flat building的条件

我用的planner放假去了 电话也联系不上 鬼佬真是对假期特别忠诚 请问你知道不知道如果300,400平左右的r4 是否可以盖出完整的容积率? 比如1.9比1 是否可以盖出700平容积率? 先谢过

If your 300-400sqm land is an R4 with 1.9 FSR the area should be 570-760sqm. That's the potential for 10 apartment units. However please check minimum land size and lot width with Council. Some councils request min. 700-900sqm land for residential flat building but sometimes they accept smaller size based on merits

谢谢回复 你说的是盖apartment或者unit吧,我确实是担心有被要求最小面积与宽度,所以之前planner有做过调查 但据其调查,Canterbury council对于boarding house没有这方面的要求

If your planner checked then OK. However I reckon your site area is a bit small for boarding house since you will need to provide circulation space and accommodate accessible features to comply A.S. That's the most challenging thing.

Nothing wrong with your planner, your architect should be able to tell you more detail. My suggestion is tell your architect to put the accessible units on ground floor, and get an "access consultant on board". You need his report and advice for getting DA. Planner can only give you SEE and help you liaise with Council.

谢谢你 我仔细看了一遍 我的理解是:这份文件主要针对开发villa townhouse apartment(residential flat buildings) 并不是boarding house, 它讲的是,如果开发商盖上述类型的建筑并且拿出其中的至少20%到50%的住房来支持 affordable rental housing 那么政府有一系列的补助以及优惠政策
Site area450平 并不针对boarding house? 不知道理解是否有误
